There is also granted a one forty-fouith (1/44th) undivided interest in the "Recreation Area" shown on the above mentioned plan, which said interest is to be used in Common with all others now or hereafter lawfully entitled thereto. There is also granted as appurtenant to the above -described lot a right of way over the streets and ways, as shown on said plan recorded in Plan Book 153, gage 47, in common with all others now or hereafter lawfully entitled thereto. The above premises are conveyed subject to and with the benefit of all rights, rights of way, easements, restrictions and reservations of record, insofar as the sarne are now in force and applicable. The Grantor hereby releases any and all rights of homestead she may have in the property and further states that no other person or entity is entitled to an estate of homestead in the property.
