HomeMy WebLinkAboutProject NarrativeNARRATIVE & CONSTRUCTION PROTOCOL FOR 122 EXETER LANE, WEST YARMOUTH This a vacant parcel of land that is located in Flood Zone AE EL11 and is characterized as “Bordering Land Subject to Flooding” per Massachusetts DEP Regulations 310 CMR: 10:57 (2)(a) and Town of Yarmouth Wetland Regulation 304 (2)(a). There are no additional resource areas in this vicinity to consider. According to the current Oliver Maps this lot is not in Wildlife Habitat or Rare Species Areas. The property is 14,131+/- sq. ft. in size. The lot appears to be the last vacant lot in the area and is surrounded by existing dwellings on all sides. The project consists of the construction of a new 1680 s.f. modular, three-bedroom single family dwelling, septic system, driveway, landscaping, utilities and appurtenances. The septic system has been designed in the front of the proposed dwelling and meets Title 5 and Town of Yarmouth Septic regulations. The house is proposed to have a front porch and rear deck. Due to the site being in a flood hazard zone, the top of foundation must meet FEMA regulations to be above the BFE. The proposed dwelling is designed with the top of foundation at elevation 14.55 (NAD88). As a result, there will be considerable fill brought to the site along with grading. The plan is designed to ensure any runoff will be contained on-site with the property grading as shown on the plan as well. We’ve included gutters, downspouts and drywells for roof runoff. Construction will commence with placement of silt fence as a work limit at the perimeter of the property, however leaving access and egress for workers, trucks, materials, etc. Following the installation of the silt fence, clearing of vegetation in the area of the proposed house, septic and driveway. Any stockpile of loam and/or backfill material shall be contained to prevent it from washing off the property during a rain or coastal storm event by the placement of Black Woven Silt Fencing around any piles of loam/backfill that may be on site. Next would be the excavation of the foundation hole, then placement of footings and concrete walls. Once the foundation is stripped of the forms, it will be tarred and rough backfilled and rough graded, both inside and outside the foundation walls. Compaction of the soils prior to placement of the basement floor, followed by the trenching and installation of utilities. The dwelling is a modular home therefore, it arrives with only minor work needed to the exterior of the structure (front porch, rear deck, some of the trim pieces and siding to hide the connection points. While the interior is being finished, the front porch and deck will be built and the septic system and driveway will be installed. Finally, the site will be fine graded and landscaped. Equipment utilized includes an excavator but not limited to a loader, air compressors, portable toilet, specialized trucks, power and hand tools, waste container and other equipment necessary. All equipment can be stored on site, with the exception of during a coastal storm event. All fuel generated equipment, port a potty and dumpster shall be removed from the site to an area above the Base Flood Elevation
