Hi Karen,
We need to bring the project located at 33 Pleasant back before the Commission in lieu of the unforeseen circumstances that forced us
to remove 480 square feet of the first floor, which we originally intended to save. After a partial demo, a structural assessment by the
engineer of record indicated that a new foundation would be necessary to support a new second floor. Given the liability concerns of
leaving an unsafe structure erected until we received approval, we felt it to be in the best interest of all parties to remove the
compromised structure.
Attached are pictures to show the degraded structural integrity of the building that forced us to remove the structure, rather than build
on top.
With the understanding that the Commission threshold is 25%, we would like to request a relief of 5.95%, noting that the 480 sq’ area
we were forced to replace consists of only structural framing: floor structure and framing of 2 exterior walls. The original proposal
intended to remove all siding trim and replace with new - all trim details are already part of the previous approval and the increased
square footage will not change the appearance in any way from the previous approved plan. The historical character details that are the
primary focus of the Board’s interest will be maintained during the rebuild, nonetheless the substructure/framing of 3 walls and a floor
system is what we are actually asking for relief.
I've attached the previous plans highlighting the area containing the additional 480 sq' in question as well as the revised calculation
sheet.

Thank you for providing the plans. I met this morning with Tim Sears and we confirmed that they are consistent with
the plans reviewed by the Yarmouth Historic Commission back in 2019. With the Historic Commission’s determination
and the plans confirming less than 25% of the floor area being impacted, you are good to go from my perspective.

We've reviewed the demo in more detail to be certain the calculations are accurate. Attached you will find the
proposed plans with demo areas highlighted in red as well as a breakout of the calculations supporting the
23% (actually 22.85% including porch).
Please Note that all areas being demo'd are being replaced in-kind.

This house is located in the South Yarmouth Historic District, and there is a letter from the historic committee
approving the proposed work from a couple of years ago.
Some of those properties fall under the Cape Cod Commission, and we are waiting to hear back from them about
this location.
