Dear Ms. Grant,
I'm writing to you in regard to this agenda item for the March 17th meeting. My property at 116 Exeter Road directly
abuts the property at 122 Exeter Road.
Overall I’m not opposed to Mr. Bickerton building on the existing lot but I do have concerns about the inevitable runoff
given the planned build-up of the property. This could have a material impact on my landscaping and the re-sale value
of the property. The Septic plan as presented would require up to 5 feet of elevation over current grade for both the
house and septic system. This will create a lot of runoff to my property as well as the other adjacent property (126
Exeter Road owned by the Morgan family) and to the road itself. Given these concerns I have the following questions
regarding the plan:
1) Given the weight of the new fill and structure(s) on the lot would there be an impact to the underground aquifer that
could raise the water table for the adjacent properties and road?
2) What is the expected slope of the grading on the sides of the house and front of the SAS and expected water
absorption rate of the ground?
3) What type of fill is planned for the lot and has the source been determined?
4) Is there a vegetation and\\or fencing plan for the property that would mitigate the runoff to the adjacent properties
and Exeter Road?
5) What is the planned elevation of the house foundation over current grade and depth of the drywells?
6) What is the planned elevation of the front porch and back deck?
7) A town water line from the street is indicated on the plan. Will there also be natural gas service brought to the house
and should that be indicated on the plan?
8) What is the planned elevation and slope of the driveway and how will that impact runoff to the street and my
property (116 Exeter Road)?
9) Has a full survey of the lot been completed and monumented?
10) What is the manufacturer and model of the modular home? (goes to the additional weight on the lot)
11) What is the expected overall height of the house and will it require a zoning variance?

12) What is the purple lined area on the plan indicating?
I understand that some of these questions may go more toward the building plans and zoning but given this is our first
opportunity to comment on the plans I’d like to get them on the record.
