Discussion of proposed activity
Project summary
The Applicant proposes to construct a barn and extend a dirt driveway, accessory to a single-family dwelling, at 379 Weir Road, Yarmouthport, MA. Work is to occur within the buffer
zone to vegetated wetlands.
Resource areas
Vegetated wetland
The vegetated wetland to the south of the project area is an active cranberry bog, the edge delineated at the top of the slope of the bog ditch. The edge of the wooded swamp across
Weir Road was delineated at the top of ditch approximately 10 feet from the edge of pavement. The swamp abuts another active cranberry bog further north.
Proposed construction
The Karras’ propose to construct a barn and extend an existing dirt driveway to access the barn, located within the 50-100-foot buffer zone to vegetated wetlands. The minimum setback
of the construction to the resource area is 70 feet as measured from the barn’s northwest corner to the wetlands across Weir Road. The area is to be regraded to accommodate the construction;
excess material is to be removed from site.
The barn is being constructed primarily to store antique cars. A workout room and bathroom is proposed on the second floor; the bathroom will connect into the existing septic system.
The onsite system is designed for a three-bedroom dwelling and the house has only two bedrooms, as confirmed by the Health Department.
The existing tarp garage is to be removed. The stonewall will be dismantled for the construction and will be reassembled to work with the new barn. The existing dirt drive will be
extended to include a turn-around, and will remain a dirt drive.
Prior to any work being done – to include site preparation for construction – a work limit line is to be established, as shown on the plan, with silt fencing secured at the base, and
shall be maintained until the work is completed. Roof run-off is to be directed to subsurface drywells or stone trenches along the roof drip line. Disturbed areas are to be underlain
with a minimum of 4 inches of loam and reseeded with a conservation mix such as Colonial Seed’s “Harmony”.
