QUITCLAIM DEED
I, Monica Tortola, being unmarried, of Waltham, MA, for
consideration paid and in full Consideration of Four Hundred Ninety
Thousand 00/100 ($490,000.00) Dollars, hereby grants to Robert E.
Vi.gneau, Jr. and Leslie M. Vigneau, husband and wife as teriants by
the entirety of 9 Cyndy Lane, Millbury, MA 02527 with QUITCLAIM
COVENANTS, the following described property:
The land together with the buildings thereon situated in West
Yarmouth, Barnstable County, Massachusetts with a property address
of 12 Vermont Avenue, West Yarmouth, Massachusetts, and bounded
and described as follows:
Westerly by Vermont Avenue seventy-five (751) feet;
Northerly by Lot 95, one hundred (1001) feet:
Easterly by the southerly portion of Lot 94 and by Lot 92, seventy-
five (75') feet; and
Southerly by the southerly portion of Lot 91.
Being shown as the Northerly half of Lot 91 and as Lot 93 on a
plan of land entitled "Plan of Lots at Englewood Beach, West
Yarmouth, Mass. June 15, 1903", which plan is duly filed in the
Barnstable County Registry of Deeds in Book 255, Page 330 and now
filed in Plan Book 25, Page 47.
Together with a right of way over the ways shown on said plan;
Subject to and together with the benefit of all rights, easements,
reservations and restriction of record, insofar as the same are in
force and applicable.
For Grantor's title, see deed dated March 3, 2020 and recorded
with the Barnstable Registry of Deeds in Book 32739, Page 60.

Grantor hereby waives any and all homestead rights she has or may
have had in the property described above and conveyed herein.
Grantor also hereby swears and acknowledges under the pains and
penalties of perjury that, no other persons are entitled to any
benefits of an existing Estate of Homestead.
