HomeMy WebLinkAboutProject Narrative Narrative - 34 Lyndale Road, South Yarmouth Introduction The project at #34 Lyndale Road includes the raze and replacing of a single family home. The application is being submitted in accordance with the Massachusetts Wetland Protection Act and the Town of Yarmouth Wetland Protection By-Law. Site Description The property located at #34 Lyndale Road contains a one story dwelling. The property is a corner lot and is bordered by residential homes on the south and east. The wetland resource areas and areas of conservation jurisdiction on the site that are protected under the wetland protection act and the Town of Yarmouth wetland protection bylaw include: ● FEMA FLOOD ZONE AE, (EL=11) Proposed Construction This Notice of Intent proposal is for the following activities. Raze and replacement of a single family dwelling unit. No vegetation clearing will occur for the new dwelling as it is generally in the same location as the existing dwelling. The septic system will remain in its current location as it is a newer title 5 system. As the dwelling is within a FEMA flood zone, the dwelling will be flood zone compliant with less than 12” of fill required to do so. The driveway elevation will remain the same and a portion of the existing bituminous driveway will be removed and replaced with shells. The building coverage will be reduced from 1,395 s.f to 1,309 s.f. Construction methodology A line of straw wattles will be installed to contain any run off from excavated materials. Roll off containers will be located on the existing bituminous driveway and will be removed regularly. Debris will be picked up on a daily basis and the site will remain safe and clean. Furthermore gutters leading to drywells will be installed.
