WORK IN PROGRESS: 1) Interior partition framing, drywall 2) Painting 3) MEP rough-in 4) Fire protection 5) Misc. metals work (seismic clips) 6) Elevator installation 7) K 13 installation at open ceiling areas 8) Geo foam installation at B stair 9) AVB installation and prep for window installation; stripping in of windows and Curtain wall 10) Curtain wall installation 11) GFRC panel girt installation and insulation 12) Brick masonry at Area D 13) CMU at gymnasium 14) Prep for gym AVB installation at GYM 15) Exterior framing and sheathing at A 16) roofing 17) Site work at the upper sports field FIELD OBSERVATIONS: PE visited the site on Thursday 04-07, to review ongoing progress. 1. Sheetrock installation is ongoing at C, and Prime painting is ongoing for walls in Area D 2. Interior partition framing is ongoing at both A and B; 3. MEP rough-in is ongoing at Areas A and B. 4. The Colony crew is continuing to do detailing work at Area C (soffits and portals etc.) 5. Geofoam installation at Area B stair is substantially complete and the concrete on the second tier is poured. 6. Sprinkler piping installation by Rustic is ongoing. 7. K-13 installation now complete in B and is moving to the deck area of the cafetorium in A 8. Elevator installation is ongoing in area B 9. United Steel is in the process of installing seismic clips for the gym CMU walls, ahead of Beacon’s AVB (see photo) 10. Moving to exterior items, Brick masonry work is ongoing at Area D, working its way around the north face and now commencing on the east face of the building. 11. CMU work at the gym has shifted to the lower south gym area; beacon has been working on prepping the CMU envelope for application of spray applied AVB. 12. Lambrian (CW and window) is working on CW at the Area B-C “link.” 13. Two sun shades for classrooms have been installed (mocked up) at Area D; PE approved the installation REPORT BY: ABH Page 2 of 3 14. The Lymo crew is installing clips and mineral wool for the GFRC panels at the south side of Area C, at the B-C courtyard (see photo on page 3). 15. The beacon crew is working on sealing the gaps at the gym walls in prep for upcoming liquid applied AVB installation. 16. Roofing at the gym is mostly complete; Stanley’s crew is working on the metal flashing/coping details. 17. At the time of observation Marguerite was forming EOS for an upcoming pour at the loading dock (Area A). 18. Site progress: RBO is prepping the subgrade for the athletic fields and prepping for the installation of the retaining wall at the north side of Field B. DISCREPANCIES, SPECIAL INSTRUCTIONS Note: see attached RJK report for additional exterior envelope items 4071. Loading dock slab pour. PE reviewed details of the loading dock slab pour including sequencing. Prior Items 3311. (from 03 31 site report) Missing expansion joint. Update: Colony has addressed the missing expansion joint as requested on 3-31 (SEE PHOTO BELOW), but PE additionally requested that Colony tweak the location of the jog in the wall finish at the gym corner so that it coincides with the edge of the interior EJ, and to coordinate radiant panel size with Arden—this item is being closed. 3173. Work Observed • Air and Vapor Barrier (AVB) Installation • Window Installation • Roofing Installation Observations • At Part A and Part B, GCP Perm-A-Barrier Aluminum AVB was installed by Beacon Waterproofing and Restoration Inc. (BWR). Primer/adhesive was applied to the DensGlass Sheathing prior to RJK observations. The membrane was installed in a water shedding fashion, with a minimum 2 inch side lap and 10 inch lap around outside corners, as required. (Figure 1) • At Part C, window flanges are stripped in utilizing self-adhered aluminum flashing in a water shedding fashion. (Figure 2) • At Part C, bent plates were installed below windows, set in GCP Perm-A-Barrier S100 Sealant and fastened utilizing screws. The top of the bent plate is stripped in utilizing GCP Perm-A-Barrier Aluminum Wall Membrane and the patch sealed at the wall with GCP Perm-A-Barrier S100 Sealant. (Figures 3, 4) • Kawneer 1600IR curtain wall systems were installed at Part D and Part C, fastened to the rough opening through F-anchors and T-anchors. (Figures 5 - 7) • Elbex HS-222 Silicone Transition Sheet was installed at curtain wall frames, lapping into the glazing pocket and onto the vertical AVB membrane and installed in water shedding fashion between strips at the head, jambs and sill. GCP Perm-A-Barrier S100 Sealant is applied to the edges of the membrane at the wall and glazing pocket. (Figure 8) • Hohmann & Bernard Thermal 2-Seal wing nut masonry anchors are installed through 6-inch John Mansville MinWool-1200. (Figure 10) • Knight MFI ThermaBracket S-Series wall ties are installed and are fastened utilizing screws and S-rails fastened vertically between the ties. Insulation is set between the ties and held in place by friction and the rails. (Figure 11) • Horizontal galvanized hat channel is installed, fastened to vertical Knight S-Rails. (Figure 12) • GreenGirt is installed in horizontal runs at Part D, north elevation, west bump out fastened utilizing screws and set in sealant, as required. (Figure 13) Discussions 6.1 Voids in Dampproofing From Damage - Part D and Part C - The applied dampproofing is being damaged by construction activities. The damaged areas should be cleaned and repaired as required. (Figure 14, 15) 6.2 AVB Damage - Part D and Part C - Multiple areas of damage are observed and marked in red lumber crayon to be repaired as required. (Figure 16) 6.3 Roof Debris - Typical - Throughout the installed roofing areas construction materials and debris are on the roofing membrane which can cause damage. Remove materials and debris to protect the membrane and check for any damage due to the materials. (Figure 17) 6.4 Roof Ponding - Part C to Part B - An area of ponding is observed and should be monitored for drying within the manufacturer’s required timeline and repaired if the is limit exceeded. (Figures 18, 19) 6.5 PVC In Contact with Asphalt - Part B Penthouse - The AVB is lapped onto the PVC roofing membrane. The asphalt of the AVB is not compatible with the PVC membrane and should not be in contact. The asphalt should be removed, and the membrane cleaned. If staining remains on the membrane, then the membrane is to be cut out and replaced. (Figure 20) END OF REPORT RJK has no contractual responsibility in the design or actual construction of the project and is acting solely in a consultant and/or in an advisory capacity to the Client. Any and all modifications, changes, recommendations, suggestions, etc., relating to the design and/or construction, should be forwarded, reviewed, and approved by the designer of record prior to implementation.
