WORK IN PROGRESS: 1) Interior partition framing and drywall 2) Painting 3) MEP rough-in 4) Fire protection rough 5) Elevator installation 6) Door frame installation 7) Misc metals 8) Curtain wall installation 9) GFRC panel girt installation and insulation 10) Brick masonry and CMU 11) Fluid-applied AVB installation at GYM 12) Exterior sheathing at A 13) Site work at the upper sports field FIELD OBSERVATIONS: PE visited the site on Thursday 04-28, to review ongoing progress. Interior Items 1. Colony’s framing crew is wrapping up with framing of soffits in Area C 2nd floor, and is working on radiant panel light shelf blocking in D; PE also observed sheetrock work including taping and sanding at Area C level ahead of the painting crew. 2. The painting contractor (O’Byrne) is doing the classrooms in Area D in prep for ceiling installation. 3. Door frame installation in area C is ongoing. 4. Soffit framing and door frame installation is ongoing in Area B central commons area, ahead of MEP rough. 5. Electrical/mech rough-in is ongoing in Area B gymnasium (see photo on page 2); Harold bros is continuing to rough in the plumbing for the locker room area, ahead of Lighthouse. 6. Mechanical rough-in is ongoing at area B central commons (see photo on page 3). 7. Elevator rail and control installation is ongoing, elevator is due to arrive next week according to Commodore. 8. The concrete plinth for the main stair is complete (see photo on page 4). Exterior items: 9. The metal panel contractor (Lymo) is still installing the girts and insulation ahead of panel installation at Area D and Area C, and has commenced installing ACM panels at the north façade of D. CB reports that Oko skin installation at area D is about to commence. 10. Sheathing installation at Areas A-B is ongoing; Beacon’s AVB membrane installation has progressed to include most of the south façade of B, including the corner openings in gymnasium (photo on page 4). 11. Parapet Sheathing at the prow of the main entrance canopy at the main court area is in progress; approximately 30% complete (see photo on page 3). REPORT BY: ABH Page 2 of 4 12. Lighthouse has a number of crews installing brick. The NW corner of C is complete and they are currently on the east side of the gym and the south façade of area C (in the C-B courtyard); base is out ahead on SW corner of C. 13. Liquid applied AVB installation at the gymnasium appears to be substantially complete. 14. At the time of observation the Lambrian crew was installing the curtain wall at the media center (see photo on page 3). 15. Site progress: RBO is almost ready to start fine grading work at the sports fields; the scoreboard base and similar items will be set this week in prep for fine grading. DISCREPANCIES, SPECIAL INSTRUCTIONS New Items 4281. Guards at east stairs level 2. In two cases the guards on level 2 are going to be in conflict with the tile; PE + CB to have it addressed by cleanly torching off the last module of the guard (will be < 4” from finished wall return) (see photo on page 3). 4282. CMU wall Seismic clips at Custodial Work Area. CB questioned the size of the steel lintel supporting the block above the ext 12 overhead door; GAC directed CB to have United install structural seismic clips all along CMU walls at perimeter-- per the standard detail on S-7.00. (this issue is also addressed in RFI #357). Prior Items 4211. (from 04 21 site report) Facia plate at auditorium. Steel fascia at the balcony was installed ½” too low. Still open: team to look at Schluter strip options. 4212. (from 04 21 site report) Steel protrusion at auditorium. Still open 4213. (from 04 21 site report) Slab depression at kitchen. Paul Genereux asked about the ½” slab depression at the kitchen, which CB believes is incompatible with the specified (non-poured) epoxy floor. 4-28 update: screed to eliminate the depression was addressed by PE in RFI 363—this item to be closed. 4141. (from 04 14 site report) Poorly plumbed column at A.17/V. to be furred out with 7/8” furring channels. still open. 4142. (from 04 14 site report) Accent paint at classroom walls. PE had O’Byrne to make the main wall color carry across the accent wall above the horizontal reveal and to use accent solors around the doorway on the classroom side. 4-28 Update: PE asked CB to have Colony compound over the type 1.4 “acoustibilt” ceiling (remove from H. Carr’s scope), so that it can be painted to match the adjacent surfaces. (still open) 3311. (from 03 31 site report) Missing expansion joint. Update: Colony has addressed the missing expansion joint on level 2 as requested on 3-31 and PE has approved approved location (see 4-07 report), but still needs to tweak the location of the first floor EJ: 3173. (from 03 17 site report) Curtain wall at gym corner. still open. 31002. (from 03 10 site report) Exposed HSS support brackets in gym. still open 11301. (From 01-13 site report): Guard rail welds at D & C stairs - United still needs to grind welds for guards at academic stairs (see photo). Update: PE reviewed this item with United and CB emphasized schedule issue-still open. Work Observed • Air and Vapor Barrier (AVB) Installation • Window Installation Observations • On the Part A, south and east elevation rising walls, Gridlines A2 - B13, GCP Perm-A-Barrier Aluminum AVB was installed by Beacon Waterproofing and Restoration Inc. (BWR). Primer/adhesive was applied to the DensGlass Sheathing prior to RJK observations. The membrane was installed in a water shedding fashion, with a minimum 2 inch side lap and 10 inch lap around outside corners, as required. (Figure 1) • At Part B, south elevation, Gridlines A22 - B33, window rough openings, a strip of AVB was installed extending past the jamb and onto the exterior sheathing. The horizontal field sheets were run into the jambs in water shedding fashion. A head strip was then installed lapping over the jamb strips, as required. (Figure 2) • On the Part B, north elevation rising walls, Gridlines B25 - B33, GCP Perm-A-Barrier NPL 10 was spray applied at the concrete block walls a minimum of 70 mils as verified by a wet-mils thickness gauge. (Figure 3, 4) • At Part B, south elevation, Gridlines A17 - B21, Kawneer 1600IR curtain wall systems were installed, fastened to the rough opening through F anchors and T anchors. GCP Perm-A-Barrier S100 Sealant is applied to the edges of the membrane at the wall and glazing pocket. (Figure 6) • At Part B, east elevation, Gridlines J.7 - P.1, Hohmann & Bernard Thermal 2-Seal wing nut masonry anchors are installed through 6 inch John Mansville MinWool-1200. (Figure 7) • At Part C and D, north, east, and south elevations, Gridlines H.1 - D, Knight MFI ThermaBracket S- Series wall ties were installed, fastened utilizing screws and S-rails fastened vertically between the ties. Insulation is set between the ties and held in place by friction and the rails. Horizontal galvanized hat channel is installed, fastened to vertical Knight S-Rails. (Figure 8) • At Part C, east and west elevations, Gridlines E - D.1, GreenGirt is installed in horizontal runs, fastened utilizing screws, and set in sealant, as required. (Figure 9) END OF REPORT RJK has no contractual responsibility in the design or actual construction of the project and is acting solely in a consultant and/or in an advisory capacity to the Client. Any and all modifications, changes, recommendations, suggestions, etc., relating to the design and/or construction, should be forwarded, reviewed, and approved by the designer of record prior to implementation. Contractor is to review all documents and comply with all requirements, whether or not listed below. Area D First Floor Above Ceiling: 1. HVAC supply and return air trunk and branch duct insulation rough installation appears to be complete as such it appears a number of volume / balancing dampers not yet provided with handle extensions have been concealed by duct insulation. At other locations dampers were not yet installed where required. We recommend all volume dampers be exposed where concealed by duct insulation, we also recommend all volume damper handles be provided with pink ribbons to clearly identify each damper location. 2. HVAC HWS/R, CHWS/R, and DTS/R piping insulation is not complete. 3. HVAC ATC rough wring appears to be complete, control 6-way control valves are installed and wired. HVAC radiant panel installation appears to be complete, install radiant panel retention clips as required by the unit manufacturer. 6. HVAC refrigeration piping insulation is not complete. 7. Area D Second Floor: 10.
