hereinafter mentioned plan, by two courses, a d

NORTHWESTERLY by Lot 2, as shown on said plan, a distance of
ninety-six and 35/100 (96.35) feet;
NORTHEASTERLY by Lot 4 and Lot 5 as shown on said plan, a

and
SOUTHEASTERLY by land now or formerly of Pauline F. Hull, as
shown on said plan, a distance of ninety-eight and

feet of land, more or less, as shown on a plan entitled "Lewis Bay

Scale 1" = 501, September 1962, Gerald A. Mercer & Company, Inc.,
Civil Engineers, South Yarmouty, Mass.", which said plan is duly
recorded in Barnstable County Registry of Deeds in Plan Book 173,
