WORK IN PROGRESS: 1) Interior partition framing, drywall, 2) Painting and tile 3) Ceiling framing; ceiling installation 4) MEP/FP rough-in 5) Door frame installation 6) Millwork installation 7) MEP diffuser installation 8) interior CMU partitions 9) Curtain wall installation 10) GFRC panel and prep (girt/ insulation installation) 11) ACM panel as well as girt/insulation installation 12) Sun shade installation 13) Brick masonry and PCC 14) Caulking 15) Gas line installation by national grid 16) Site work FIELD OBSERVATIONS: PE visited the site on Thursday 06-16, to review ongoing progress. Interior Items 1. For Area D, Interior millwork installation is ongoing, as well as above-ceiling work in the classrooms. 2. For Area C, Colony is finishing up taping at the first floor; painting has commenced at second floor; millwork and tile installation are both commencing, and Arden has installed radiant panels at the second floor. 3. For Area B, MEP rough-in is complete at the atrium and at the time of observation Colony had commenced installing drywall at the atrium ceiling. 4. Second floor boarding and taping is well underway at Area B; the atrium ceiling is gridded and almost ready for sheetrock installation (see photo). 5. MEP-rough in is ongoing in the gymnasium and is well underway at the media center (see photo on page 3). 6. H. Carr is in the process of installing the grids for the ceiling clouds at the media center (see photo on page 4). 7. At Area B first floor, HVAC piping rough-in is almost complete; HVAC supply and return ductwork installation is in progress. 8. The Rock climbing wall at the gymnasium is scheduled to go in next week according to CB. 9. For Area A, soffit and detailed framing are ongoing; the soffit at auditorium lobby is being framed. 10. For Area A, overhead MEP work is ongoing at the auditorium, and MEP rough-in (in-wall and above ceiling) is commencing at the music rooms. Sprinkler work at the auditorium is substantially complete. 11. CMU at the locker areas is complete and Lighthouse is currently installing the CMU partitions at the kitchen area. REPORT BY: ABH Page 2 of 4 Exterior items: 12. Beacon has substantially completed all AVB membrane installation as well as window stripping at Area A 13. Lambrian is installing the IGUs for the curtain wall at the cafetorium (Area A north) and just needs to put on the CW caps (See photo on page 4). 14. Lambrian has begun the CW framing at the auditorium corridor (see photo on page 3). 15. Stanley has finished installing window surrounds for Area C, ahead of Lymo’s GFRC panel work 16. Lymo (panel contractor) is installing ACM at the links in the South classroom courtyard See photo on page x 17. GFRC is substantially complete at the B-C courtyard (both north and south), and they are working their way around the north side of Area B; they are also installing GFRG panels at the north side of Area C (see photo on page 4). 18. Sunshade installation at area D is substantially complete. 19. Brick masonry progress: Area B is substantially complete; Lighthouse is in the process of installing brick at the music wing (south side of A). See photo on this page. Site work: 20. National grid is putting in underground gas line (see photo on page 3). 21. RBO is grading the courtyard between C and D, and preparing for curb installation 22. Traffic light foundations and grading for the sidewalk at the admin building are scheduled for this week DISCREPANCIES, SPECIAL INSTRUCTIONS New items 6161. Electrical Box rough-in at media center ‘portals’. This was discussed with CB; Annese said that those are for card readers. PE to review coordination with millwork (see photo on page 3). 6162. Detail at DD-1 diffusers. PE rejected the mock up for the trim. (See photo on page 3.) PE, CB and millwork installer devised a scheme for making a white “reveal” between the millwork panel and the diffusers with ¼” stock; diffusers to protrude ½” from face of drywall, and drywall to be butted to the DD-1 and taped in.. 6163. Parapet ends at links. PE asked CB to work with Stanley to avoid having any of the vertical face of the parapet flashing (white membrane) visible between the coping at the main parapet and the short pieces of aluminum coping at the north and south ends of the links (see photo on page 3). Prior items 6091. (from 06 09 site report) Krion Classroom entrance ‘portals’. O’Byrne to paint substrate at the joints to match Krion due to silicone being clear. Update: this is being addressed. To be closed 6092. (from 06 09 site report) mortar ‘spalling’ at locker room entrance door head. Still open. 4211. (from 04 21 site report) Steel protrusion at auditorium. Still open. 4141. (from 04 14 site report) Accent paint at classroom walls. (soffit issue still open) 11301. (from 01-13 site report): Guard rail welds at D & C stairs - United still needs to grind welds for the guards at academic stairs (see photo). Still open. Work Observed • Air and Vapor Barrier (AVB) Installation • Various Cladding Installation • Window Installation • Door Installation • Roofing Installation Observations • On Part A, West Elevation Rising Wall, Grid Lines A2 & B1, S.5-K, GCP Perm-A-Barrier Aluminum AVB was installed by Beacon prior to RJK’s arrival on-site. The membrane was installed in a water shedding fashion, with a minimum 2 inch side lap, as required. (Figure 1) • On Part A, West Elevation Rising Wall, Grid Lines A2 & B1, S.5-K, exterior wall penetrations are detailed utilizing DOWSIL 795 Silicone Building Sealant. (Figure 2) • At Part A, West Elevation, Grid Lines A2 - B1, hollow metal doors are installed, and blocking is installed between exterior sheathing and the back of the metal frame. GCP Perm-A-Barrier Aluminum AVB is lapped onto the blocking and the field membrane. The edges are detailed utilizing DOWSIL 795 Silicone Building Sealant. (Figure 3) • On Part A, West and North Elevations Base Detail, Grid Lines A1 - B4, K - P, solid grout fill was installed between precast concrete bases and extruded polystyrene insulation. The through-wall flashing is stripped in utilizing GCP Perm-A-Barrier Aluminum AVB and the edges are detailed with DOWSIL 795 Silicone Building Sealant. (Figures 5 - 7) • On Part A, North Elevation Rising Walls, Grid Line V, Hohmann & Bernard Thermal 2-Seal Wing Nut Anchors are installed through 6 inch ROCKWOOL insulation. (Figure 8) • At Part D, North Elevation Rising Walls, Grid Lines D2 - D25, control joints were detailed utilizing backer rod and sealant prior to RJK’s arrival on-site. (Figure 9) • At Part D, North Elevation Rising Walls, Grid Lines D2 - D25, joints between brick and metal cladding were detailed utilizing backer rod and sealant prior to RJK’s arrival on-site. (Figure 10) • At Part A, North Elevation Rising Wall, Grid Line K, insulated glazing units were installed in the curtain wall and were fastened utilizing pressure bar prior to RJK’s arrival on-site. (Figure 11) • On Part B, East Elevation, Grid Line B24, ELBEX HS-222 Silicone Transition Sheet was installed at curtain wall frames prior to RJK’s arrival on-site. The silicon sheet laps into the glazing pocket and onto the vertical AVB membrane in water shedding fashion, between strips at the head, and jambs, and sill that are set in three beads of DOWSIL 795 Silicone Building Sealant. DOWSIL 795 Silicone Building Sealant was applied to the edges of the membrane at the wall and glazing pocket. (Figure 12) • At the Part C, East Elevation Rising Wall Exterior Window Sealant Joints, Grid Line JJ, backer rod was installed without twist or dent and DOWSIL 795 Silicone Building Sealant was gun applied onto the backer rod. The sealant was then tooled in to complete the concave shape and promote adhesion to the frame and metal. (Figure 13) • On Part C and Part D, Parapet Walls, Grid Lines D6-D21, LYMO 2000 ACM panels were installed, and are fastened utilizing panel clips to the horizontal GreenGirt that laps onto the parapet wall and is fastened through the metal angle set in sealant. The fastener heads are also covered in sealant. (Figures 14, 15) • On Part C, south elevation rising wall, Grid Line H, Rieder Öko Skin high performance cementitious wall panels were installed, and are fastened to the horizontal galvanized hat channel with screws. (Figure 16) END OF REPORT RJK has no contractual responsibility in the design or actual construction of the project and is acting solely in a consultant and/or in an advisory capacity to the Client. Any and all modifications, changes, recommendations, suggestions, etc., relating to the design and/or construction, should be forwarded, reviewed, and approved by the designer of record prior to implementation. RJK reserves the right to change or amend this report as new information becomes available. RTU-12 supply and return main truck duct rough installation is in progress, open ended ducts are sealed with sheet poly. 3. Stored electrical wire/materials are palletized and protected with poly wrap. 4. HVAC supply, return, and exhaust duct rough installation is complete inn Kitchen area, grease duct exhaust fire blanket insulation installation is in progress, install grease duct access doors as required. 5. Roof drain piping appears to be installed directly over an electrical equipment pad (serving the ATS-OS) in electrical room A118. Area B First Floor: 6. HVAC HWS/R, CHWS/R and DTS/R main and branch piping rough installation is in progress and nearing completion. 7. Hard ceiling metal framing has progress before HVAC CHWS/R and HWS/R mains have been insulated, all piping must be fully insulted and system identification labels and directional flow arrows must be installed and verified complete prior to gypsum board installation. RTUS 2, 4, 5, 6, 7, 8 9, 10, 11, 12, 13, 14, and MAU -1 are all installed on their respective roof curbs, RTUS 1 and 3 are not installed at this time. 32. DCUc’s are all installed on their respective sling stands. In at least one case/location refrigeration piping serving a DCUc (DCUc-14) appear to be installed too closely to the edge of the building and appear to conflict with the building sheathing. 33. Rack mounted service switch, convenience receptacle and service lights are installed at all DCUc’s. locations. Final power connections are not complete. 34. Exhaust fans are located on their respective roof curbs. 35. Lightning protection has not started, ground cables are installed but not bonded at this time. 36. The membrane was installed in a water shedding fashion lapping onto the parapet wood nailer, with a minimum 2 inch side lap, as required. (Figure 1) • On Part A, west elevation rising wall, Grid Lines N.3 - Q, exterior wall penetrations are detailed utilizing DOWSIL 795 Silicone Building Sealant. (Figure 2) • On Part A, north elevation base detail, Grid Lines B3 - B4, Hohmann & Bernard Thermal 2-Seal Wing Nut Anchors are installed through 2 inch extruded polystyrene insulation. Precast concrete bases were installed onto the foundation, supported by the masonry anchors. (Figure 7) • At Part C, east elevation rising walls, Grid Lines E - H, control joints were detailed utilizing backer rod and sealant. Backer rod was installed without twist or dent and sealant was gun applied onto the backer rod. The sealant was then tooled in, to complete the concave shape and promote adhesion to the masonry. (Figure 8) • On Part A, north elevation, Grid Line B4 - B12, ELBEX HS-222 Silicone Transition Sheet was installed at curtain wall frames prior to RJK’s arrival on site. The silicon sheet laps into the glazing pocket and onto the vertical AVB membrane in water shedding fashion, between strips at the head, jambs, and sill that are set in three beads of DOWSIL 795 Silicone Building Sealant. DOWSIL 795 Silicone Building Sealant was applied to the edges of the membrane at the wall and glazing pocket. (Figure 9) • At the Part C, south elevation rising wall exterior window sealant joints, Grid Line C18 - C21, backer rod was installed without twist or dent and DOWSIL 795 Silicone Building Sealant was gun applied onto the backer rod. The sealant was then tooled in to complete the concave shape and promote adhesion to the frame and metal. (Figures 10, 11) • On Part B, west elevation courtyard rising wall, Grid Lines H1 - K, LYMO 2000 ACM panels were installed, fastened utilizing panel clips to the horizontal GreenGirt. Matching sheet metal is set at end laps; sealant was applied at the angle changes between metal. (Figure 12) • On Part C, west elevation rising wall, Grid Line G - H, Rieder Öko Skin high performance cementitious wall panels were installed and are fastened to the horizontal galvanized hat channel with screws. (Figure 13) Window Testing • On the Part D, north elevation, between Grid Lines D6 - D8, the G4 window testing was conducted by FET to check for air and water leakage. The water penetration resistance testing was performed in accordance with ASTM E 1105: “Test Method for Field Determination of Water Penetrations of Installed Exterior Windows, Skylights, Doors, and Curtain Walls, By Uniform or Cyclical Static Air Pressure Difference”. The window was first tested for air leakage and then water leakage. A total of two tests were conducted on the window unit. Air testing was conducted at 3 psf and water testing was conducted at 6 psf. The window unit passed the air and water testing.
