Adam Riker Laurie Ruszala Mark Grylls Project Summary Proposed Sandy Pond Playground and Spray Pad Project- new handicap-accessible playground, spray pad, picnic area and additional parking at the existing Sandy Pond Recreation Area. Comments Building: Property is located in the R-40 Residential/APD overlay Zoning District. A modification to the existing Special Permit#1936 and or in the alternative a new SP will be required from the ZBA. The information provided indicates that land disturbance is 43,363 sq.ft. This is close to the 1 acre limit and will require monitoring. Town of Yarmouth Stormwater Management Regs apply when a project is proposed to meet or exceed one acre of disturbance or part of a larger common plan that will ultimately disturb more than one acre. If this is a part of a larger phased project a stormwater management permit will be required. Plan indicates erosion control will be required. An inspection of the erosion controls will be required by the Town prior to the start of construction. In lot tree requirement to be reviewed prior to application to ZBA. Permits for construction of the structures will be required. Construction to comply with 780 CMR, 521 CMR as well as all other applicable codes/ regulations. Planning: It is great to see Sandy Pond Recreation Area getting a refresh with an accessible playground and spray pad. The design appears to offer a variety of play options in an enjoyable setting with plenty of opportunities for seating for easy parental supervision. Provide more information on the stormwater for the new paved parking spaces (in zone 2 of wells), and include in-lot trees on either side of the new parking row. Conservation: Not present. The Applicant indicated the 100' buffer from jurisdictional resource areas is outside the limits of work. Refer to Building for Stormwater and Erosion Control comments. Design Review: Not present. Engineering: Coordinate directly with the Town Engineer. Fire: Access gates shall allow access of YFD stretchers. Health: Not present, coordinate directly with Health Dept.
