This letter is an environmental assessment report concerning the above mentioned coastal property located at 41 Uncle Roberts Road in South Yarmouth. This residential property borders
on the marine/tidal waters of Nantucket Sound. Independent Environmental Consultants, Inc. (IEC) conducted a site inspection and evaluation of the subject property on 4-28-22, to delineate
the wetland resource areas located within this property. The day of inspection was sunny and 60 degrees. This inspection occurred during the spring season, during the growing season.
This residential property contains an existing residential house, and the property borders on Nantucket Sound. Regulated wetland resource areas include the following: Nantucket Sound
(Land Under Ocean), Land Containing Shellfish & Fisheries, Coastal Beach, Coastal Dune, Land Subject to Coastal Storm Flowage (FEMA 100 year flood zone), possible Coastal Bank, 50’
buffer zone and 100’ buffer zone. Sections of the subject property may be mapped as Estimated Habitat & Priority Habitat of Endangered & Rare Species by NHESP.
IEC has delineated the landward limit of the Primary Coastal Dune within this coastal property with the flags D1 – D13. Sections of the primary coastal dune located closet to the coastal
beach and the marine /tidal waters of Nantucket Sound are unvegetated (exposed, unconsolidated sand); and the more inland sections of the coastal dune are vegetated. This coastal dune
continues off property. There is a 50’ and 100’ buffer zone associated with the landward limit of coastal dune, which extend landward into the property.
The wetland resource areas and the wetland buffer zones are under the jurisdiction of the Yarmouth Conservation Commission, and DEP Wetlands SERO.
