HomeMy WebLinkAboutProject DescriptionPROJECT DESCRIPTION – 41 Uncle Roberts Road, Map 5/3, Smiths Point, West Yarmouth, MA The proposed project by the applicant includes the razing of the existing residential house, and the construction of a new residential house, roof deck, garage, inground swimming pool, fire pit, outdoor dining area, hardscape patio area, a new Title 5 septic system, and landscaping, located at 41 Uncle Roberts Road, Smiths Point, West Yarmouth, MA. This coastal property borders on the marine/tidal waters of Nantucket Sound. The new Title 5 septic system will replace the old septic system located within this property. This new Title 5 septic system will be an improvement to the local groundwater system, and the adjacent coastal wetland resource areas. The subject coastal property contains the following coastal wetland resource areas. The property borders on the marine/tidal waters of Nantucket Sound (Land Under Ocean), land containing fisheries & shellfish, a coastal beach, a primary coastal dune, land subject to coastal storm flowage (FEMA 100 year flood zone), and a 50’ buffer zone and 100’ buffer zone. IEC has delineated the landward limit of coastal dune with the flags D1 – D13. The coastal dune continues off property. All proposed areas to be altered will occur within upland areas of land within the general vicinity of the existing house and driveway located within this property, within land that has been altered in the past. Proposed site alterations will occur within the 100’ buffer zone of the landward limit of coastal dune and the coastal bank within the subject property. No impacts will occur within the 50’ buffer zone of the coastal bank or the coastal dune. The proposed project has been designed to avoid impacts to the adjacent wetland resource areas, and the 50’ buffer zone areas associated with the coastal wetland resource areas. Adequate erosion/sedimentation controls will be installed at the proposed limit of work lines for the proposed construction. The proposed project and associated site alterations meet the performance standards of the Wetlands Protection Act. The 50’ buffer zone areas will remain in natural conditions to protect the subject wetland resource areas. No alterations are proposed within any lands mapped as Estimated or Priority Habitat by NHESP.
