On behalf of our client,we are requesting variances for a reduction from the required setbacks from the lot lines to the leaching field and septic tank,from the foundation to the septic tank,from the Bordering Vegetated Wetland to the leaching field as well as a reduction in the soil removal and groundwater adjustment.The proposed leaching field is located 55.1' to the wetland at its closest point. Due to the presence of a bordering vegetated wetland in the rear of the lot, relatively small lot area,and high groundwater elevation in relation to the elevation of the lot we seek approval for theses variances. The owner purchased the house as a 3-bedroom house and has been using it as such since 1993.The owners are proposing a 2' story addition but no increase in flow is planned,so not "new construction"as defined by Title 5,this is a septic upgrade/repair only. The site is small and the presence of a wetland in the rear of the dwelling leaves us with limited space for a new leaching facility.We also tried to minimize the impact to the neighbor's driveway which encroaches on to our lot in the area of the proposed leaching field. This is a very narrow street and there is little room to relocate that driveway entrance. The Conservation Commission has reviewed and approved this project at public Hearing on February 17th. This design includes a pressure dosed leaching field as far as practical from the existing wetland and will be an improvement over existing conditions.
