To Whom It May Concern:
My name is Rosanne Lipe. Along with my husband, Richard, we own the property at 2-4 Aft Road.This is
located across the street from 175 Pine Grove Road. This house has been in the family since my father
built them in the 1960s.
We are very concerned about the effect this construction will have on our home,which has had major
issues over the years due to ground water in the area. We are also concerned about the visuals of a
larger home on the neighborhood.
There are a few catch basins in the area, but these to very little good. They do not drain anywhere and I
have called the town to have them cleared but to my knowledge nothing has been done.
We have a full basement in the house at 2 Aft, but this can not be used for anything except a location for
our sump pumps.These pumps basically had the summer off due to the drought, but that was rare. They
normally run most of the year, pumping constantly. I am convinced that there is some sort of stream
running under the house.
Here is a summary of our water issues over the years.
• 2008: when we had a new septic system installed,they could only go down a foot before hitting
water. Since then, other houses in the area have also had to have their septic system installed
above ground.
• We have always had water issues and had to run a pump. It's gotten worse through the years.
• 2015: we had several inches of water in the basement. To solve this issue, we installed a French
Drain system as well as three 1/2 horsepower pumps with a back-up.The issues with the water
also necessitated our needing to rebuild the house inside.
• 2018: the pumps broke down due to overuse and iron ocher in the soil. We replaced the pumps
and paid for additional pumping.
• 2019: our pumps could not keep up with the amount of water.
• 2020: had a new French Drain system installed and three new 3/ horsepower pumps with back-
up.
• 2022: had to pay for additional pumping.
• Twice annually, we need to have the pumps and French Drain serviced.
In all, we have spent close to$40,000 since 2014 in our attempts to waterproof the basement and deal
with the water issues. We're scared that the work being done at 175 Pine Grove Road could cause
greater water issues on our property.
