This is a formal site plan review.
Project Summary
The applicant proposes to construct a new parish hall (P2/Q-3-Religious Institution) behind the existing church. This
proposed use is permitted as per Table 202.5 zoning district RS-40. Relief was granted via Petition number 1782 October
8, 1981 to waive the paving requirements on the site.
Comments:
Planning: Not Present
Engineering: No Comment
Fire: A fire sprinkler system is recommended, Fire alarm system is required, cooking-hood extinguishing system
is required,and portable fire extinguishers are required. Elimination of fire lane is acceptable to the fire
department.
Economic Development: No Comment
Health: Must review current water usage, (year 2000-538,000 GPD for 2001-421,000 GPD)Separate water meters
will be required on the lawn sprinkler system and garden water line, (this will allow a determination of water used
within the building and going to the septic system)Dishwasher must be a commercial unit with wash and rinse
gauges, kitchen and walls must be light color and be prior approved by health dept, kitchen and coffee prep area
must have washable ceiling tiles. New grease trap tank should be pumped annually.
Water: A sleeve between buildings is required.
Design Review:
Building: (1) THE SITE PLAN REVIEW TEAM VOTED 5-0-0 TO WAIVE THE TOTAL PARKING DEMAND INCREASE
OF 92 PARKING SPACES BASED ON A LIMIT OF 274 OCCUPANCY LOAD OF ALL SITE USES AND NON
SIMILTANIOUS USE OF THE EXISTING AND PROPOSED STRUCTURES. THIS RELIEF WAS GRANTED
PURSUANT TO THE PROVISIONS OF SECTION 301.3.1. SHOULD THE ACTUAL PARKING DEMAND EXCEED THE
LIMITS OF THE 92 SPACES ADDITIONAL SPACES MAYBE REQUIRED AS PER THIS BYLAW PROVION. (2)This
proposed addition triggers a site upgrade as per section 301.2. Compliance with all applicable provisions of
Section 301 is required or in the alternative, relief in the form of a special permit from the Board of Appeals (3)
All construction shall meet all applicable provisions of 780CMR&521 CMR. (4)The applicant shall meet with the
Building Commissioner to advise him of how the upgrade issues will be addressed.

Comments:
Planning: Not Present
Engineering: Existing parking spaces shown along Old Main Street are less than the required sizes. The
proposed shrubs as shown do not meet the requirements. Handicapped parking spaces in the rear lot should be
paved.
Fire:As per previous site plan,eliminated fire lane ok by fire dept.
Economic Development: No comments.
Health: New septic system to be modified and installed according to site and septic plan.
Water: A sleeve between buildings is required.
Design Review:
Building: (1)The Site Plan Review Team voted 5-0-0 to waive the total parking demand increase of 92 parking
spaces based on a limit of 274 occupancy load of all site uses and non-simultaneous use of the existing and
proposed structures. This relief was granted pursuant to the provisions of Section 301.3.1. Should the actual
parking demand exceed the limits of the 92 spaces,additional spaces may be required as per this bylaw
provision. (2) All construction shall meet all applicable provisions of 780CMR&521CMR.
