Subject: Planner Report for ANR Plan #2061D
Colbea Enterprises, LLC – 487 Station Avenue, South Yarmouth
Assessor Map 97.3
Please find attached application Form A and ANR Plan #2061D submitted for a property
located at 487 Station Avenue, South Yarmouth, Assessor’s Map 97.3. The purpose of
the ANR Plan is to create an unbuildable lot carved from 487 Station Avenue for
conveyance to abutting properties at 473 and 479 Station Avenue. The parcels are
located in the B1 zoning district and the Aquifer Protection District (APD).
The submission was complete and included the required fee, Form A, ANR plan, and
the appropriate number of copies. The ANR Plan is entitled, “Plan of Land of #487
Station Ave South Yarmouth, MA prepared for Colbea Enterprises, LLC”. The Plan was
prepared by Daniel A. Ojala, PLS of Down Cape Engineering, Inc, and is dated and
stamped April 14, 2022. The ANR Plan appears to contain all the required information.
This application was received on September 2, 2022, and a decision is required by
September 22, 2022 to remain within the 21-day statutory requirements. This project
has been placed on the Planning Board Meeting Agenda for September 21, 2022.
Planner Suggestion: Recommend the Planning Board make a motion to endorse ANR
Plan #2061D prepared by Down Cape Engineering and dated April 14, 2022.
