Subject: Planner Report for ANR Plan #2937
HVB & DIB Revocable Living Trust, Dennis D. Burgess Trustee
54 West Great Western Road, South Yarmouth, MA
Please find attached application Form A and ANR Plan #2937. The ANR Plan proposes
to create three lots, Lots 1, 2 & 3, out of the existing lot at 54 West Great Western Road,
South Yarmouth. The lot currently contains a house and two sheds.
The submission was complete and included the required fee, Form A, ANR plan, and
appropriate number of copies (although not all fully legible). The ANR Plan is entitled,
“Plan of Land in Yarmouth, Massachusetts as prepared for H.V.B. and D.I.B. Revocable
Living Trust”. The Plan was prepared by Robin Wilcox of Sweetser Engineering, and is
dated and stamped August 11, 2021. These lots have adequate frontage and West
Great Western Road is a paved public road, however, the access to Lot 3 is located on
a curve. To ensure safe access, I have asked Robin Wilcox to provide the available site
distance and required site distance based on the speed limits along West Great
Western Road.
This application was received on August 20, 2021, and a decision is required by
September 9, 2021 to remain within the 21-day statutory requirements. This project has
been placed on the Planning Board Meeting Agenda for September 1, 2021.
Planner Suggestion: Assuming there can be reasonably safe access to lot 3,
recommend the Planning Board make a motion to endorse ANR Plan 2937, dated
August 11, 2021.
