Subject: ANR #2558C – 227 & 245 Pine Street, Yarmouth Port, MA
Map 105, Lots 6, 7 & 8.1
Please find attached application Form A and ANR Plan #2558C submitted for properties
located at 227 & 245 Pine Street, Yarmouth Port, Assessor’s Map 105, Parcels 6, 7 &
8.1. The purpose of this ANR is to adjust the lot line between three parcels with the
ultimate goal being for Parcel “A” to be conveyed to the Boy Scouts and Parcels “B” and
“C” to be conveyed to 245 Pine Street. This will allow for a safer location for entering
Camp Greenough that provides additional site distance. This same ANR Plan was
approved by the Planning Board on October 7, 2015, but was not recorded at the
Barnstable Registry of Deeds within the required six months. The applicants are hoping
to have the Planning Board endorse the ANR Plan again for recording purposes.
The submission was complete and included the required fee, Form A, ANR plan, and
appropriate number of copies. The ANR plan is entitled, “Plan of Land in Yarmouth Port,
MA for Ralph R. DelMonico, Donna J. O’Neil DelMonico and Cape Cod Council Boy Scouts
of America”. The Plan was prepared by Richard J. O’Hearn, PLS, of R. J. O’Hearn PLS RS
of South Dennis MA and is dated and stamped May 30, 2015. In accordance with Section
3.2.4 – Ways in Existence, Pine Street is an existing Town way (public road) that has been
shown on previously approved subdivision plans.
This application was received on March 19, 2021, resulting in a decision deadline of April 8,
2021. This project has been placed on the Planning Board Meeting Agenda for April 7,
2021.
Planner Suggestion: Planning Board to make a motion to endorse ANR Plan #2558C,
dated May 30, 2015.
