Subject: Planner Report for ANR #2747G – 1186 Great Island Road, W Yarmouth
Please find attached application Form A and ANR Plan #2747G. The ANR Plan
proposes to create two lots out of the existing lot at 1186 Great Island Road, West
Yarmouth, Assessor Map 4, Parcel 2. The original lot was created as part of a Cluster
Development approved by the Zoning Board of Appeals (ZBA) in Decision 2440 in July
1987. The property owner recently went back to the ZBA to amend the original decision
to allow for the division of this lot (see attached ZBA Decision 4767). The two newly
created lots meet the minimum lot size and frontage requirements for a cluster
development.
The submission was complete and included the required fee, Form A, ANR plan, and
appropriate number of copies. The ANR Plan is entitled, “Approval Not Required Plan
of Land in Yarmouth, MA prepared for Mashpee Commons LP”. The Plan was
prepared by Robert Freeman, PLS, of Schofield Brothers of Cape Cod, and is dated
July 23, 2018, revised August 1, 2019 and signed/stamped by the PLS on August 2,
2019. These lots have adequate frontage and means of access off Great Island Road
(private road). The ANR Plan appears to contain all the required information.
This application was received on August 6, 2019, and a decision is required by August
26, 2019 to remain within the 21-day statutory requirements. This project has been
placed on the Planning Board Meeting Agenda for August 21, 2019.
Planner Suggestion: Recommend the Planning Board make a motion to endorse ANR
Plan 2747G, dated July 23, 2018, revised August 1, 2019 and stamped/signed by PLS
on August 2, 2019.
