The ambiance and property value for which I have been assessed has been very strongly enhanced by the presence and operation of The Club at Yarmouthport's winding through our townhouse development. With the economic downturn that has dramatically impacted all golf clubs, this golf club is in serious economic distress. With additional memberships an extremely difficult sell in these times, it is clear that without another income stream it will have to close. The most logical stream would be provided by the authorization of public play on the otherwise underutilized golf course. Their request for the allowance of 8000 rounds of public play per year which soon comes before the appeals board is clearly a life or death matter. I strongly advocate granting this appeal which will save my property value and ultimately protect the Town of Yarmouth tax base. The answer is simple, the golf course needs more play to break even. When we moved to this property, we had no intention of joining the club as members. Our wish was to play golf at the town courses, Bass River and Bayberry Hills and that we did seven years ago. We play at the club at our discretion. An executive course is perfect for many people who visit Cape Cod and want to play a shorter course as they do at Blue Rock and other short courses in and around Boston. WE NEED HELP. Nevertheless, we wish to express our total support for the Kings Way request that we be allowed to accept public play on our golf course as a matter of economic survival. Our executive course presents little competition to the full length and very fine courses the town offer to its general public. The Golf Club at Yarmouth Port is a major contributor to the assessed and actual value of the properties surrounding the course. Cessation of the club and the attending maintenance of the fairways and greens would be a tremendous waste of cumulative community value and a great loss to the tax base of the Town of Yarmouth. I believe your town records will show that among the neighborhoods of Yarmouth, Kings Way is a great source of income and virtually devoid of expense. As reliable neighbors, we: 1. Pay our taxes on time; 2. Plow our own streets; 3. Process our own sewage; 4. Have almost no children in the school system; 5 Source little, or no, crime; 6. Are a source of talented volunteerism for Cape and town interests; Please help us to maintain the desirability of the Kings Way community as one of the most prestigious senior communities on Cape Cod. We have come here from many states and invested our resources and our retirement lives in a safe and beautiful community. Virtually every resident we talk to describes his/her/their decision to come to Kings Way as one of the best decisions they could have made and folks only leave as a consequence of death, disability or personal economics. Rarely do we hear of someone leaving because of dissatisfaction with the community or the quality of life it offers. Those positive vibes reverbrate out into the greater community and beyond, enhancing the perception of life at Kings Way. Fear of the implications of a golf course failure and how that may effect the economics and desirability of Kings Way life has arisen as a negative force in the real estate market. Please help us to maintain Kings Way as a most valuable asset to the Yarmouth community, by allowing limited public play at our Golf Club. The Trust has taken charge of the reorganization of the Club at Yarmouthport in order to preserve this valuable asset to the community. In a previous decision the Board allowed the club to have 200 outside members. At the present time the club only has 95 outside members. Granting the current request would in no way approach the play of an additional 105 members. As the number of outside members increases the need for limited outside play could be gradually eliminated. I urge you to approve this request for limited public play. The first point is the one of demographics. The present population at Kings Way is predominantly elderly and are playing less golf as they age but this is a temporary problem that will be corrected by natural attrition and replacement by a more middle-aged group of residents who will play more rounds of golf and thereby help to solve the financial problems that the golf club here is currently experiencing. 2 The second point concerns the difference in your courses and the Kings Way course. The towns public courses are both 18 holes and much longer in distance and that appeals to a different type of player---the young and middle-aged golfers who still can,and love to,hit the long ball and have the stamina to play the longer courses. As your players age they tend to gravitate to shorter courses such as Dennis's Blue Rock. I believe that allowing public play here would attract some of that older group of players and not significantly affect your golf courses' play. 3. The third point involves Real EstateValues and tax revenues A failure of the golf course here would greatly diminish the attraction of new buyers to Kings Way which is currently recognized as the premier condominium complex on Cape Cod. Our course accentuates the beauty of the surroundings here and without it that attractiveness would be diminished, property values would plummet,thereby bringing about drastic tax reappraisals and diminished town real estate tax collections. While the tax rate could then be raised,by law it cannot be raised selectively and would apply equally to all home owners in Yarmouth. For these reasons I hope that at the meeting on Thursday,November 12th the Kings Way appeal will be approved. I feel strongly that such a decision would be of mutual benefit to all.
