Affordable Accessory Apartment Petition

On November 7, 2022, at our regular meeting, the Community Housing Committee reviewed the
conceptual plans for a two -bedroom affordable accessory apartment proposed by Alberto Teibel at
32 Abell's Road in West Yarmouth. The Community Housing Committee supports this project
as it creates much needed affordable housing, and further, recommends approval of the project by
the Board of Appeals with the following conditions:
The unit is rented to a household with less than 80% of the Barnstable County Area Median
Income as set by US HUD. The current limits are:

2. The maximum allowable rent including all utilities is $1,713 for a two -bedroom affordable
accessory unit and $1,428 for a one -bedroom affordable accessory unit. The maximum
allowable rent is set by the Yarmouth Zoning Bylaw Sec. 407.3.2.1 and the Town's
Affordable Housing Standards. If the tenant is required to pay utilities, the maximum
allowable rent shall be reduced by a Utility Allowance set by the Yarmouth Housing
Authority.
3. The unit is leased to a household selected from the affirmatively marketed housing wait list
and with an annual lease or rental agreement.
4. The unit shall provide a washer/dryer hook up.
5. The unit's wastewater system is approved by the Board of Health and the bedroom
configuration is approved by the Building Commissioner.
