RE: Review of 2°`' Floor Exterior Deck & Railing System above Entry Area
37 Neptune Lane, South Yarmouth, MA 02664
Dear Mr. Phillips:
INGHOUSE has reviewed the 2nd floor exterior deck and railing systems of the
Riverview Resort on Tuesday, June 21 st, 2022. The deck framing structure appears
to be in acceptable structural condition, only requiring typical surface maintenance
(paint coating) in the near future in some areas. The existing railings provide
sufficient strength as code required fall protection. The existing balusters are not
compliant to current code regulation, due to their existing gaps being larger than 4"
clear space. Since Riverview Resort does not plan on installing new railing systems
at this time in this area of the property, we assume the existing railings can remain
in place and are acceptable in their current condition, as an "existing, non-
conforming" building component, which has been constructed before the current
building code regulations have come into effect.
