The 18,900 s.f. property is located in an area of seasonal and year-round homes bordered on the North and West by a Bordering Vegetative Wetland. The dwelling is located within Land Subject to Coastal Storm Flowage (LSCSF) zone AE (EL 14). No work will take place within Priority/Estimated Habitat of endangered species. Work Proposed within Resource Area Existing single-family dwelling. Proposing to construct a small addition located at its closest point 45' away from the BVW. The addition is located within an existing deck area. Bordering Vegetated Wetland (310 CMR 10.55) The Bordering Vegetated Wetland was flagged by Brad Hall of BLH Environmental Consulting and located by Down Cape Engineering. No adverse effects from the work are expected, as the work limit line shall remain staked in place until all work is complete and the site is stabilized. The BVW will continue to act fully in its capacity to provide habitat and food sources for wildlife. Land Subject to Coastal Storm Flowage • The property is located within flood zones VE EI 16 and AE EI. 14 • No fill is proposed • The proposed work will not generate any additional stormwater runoff. • No adverse impacts are expected during any flooding event. The proposed addition will be constructed on sonotubes, and all work will conform to flood zone and building code standards.
