CONSTRUCTION PROTOCOL
Miracle Way &Faith Road Cluster Subdivision
Assessors' Map 125, Parcel 39, Route 6A
Yarmouth, MA
1) Pre -Construction Requirements:

a) All approval documents requiring recording shall be recorded at the Registry of
Deeds in Barnstable.
b) Contractor shall provide the Town of Yarmouth Planning, Engineering and
Conservation offices with work notice and notify the start of the installation of the
Work line.

a) The limit of work shall be installed prior to commencement of all other construction
work.
b) Limit of work shall consist of a row of 9 inch straw waddles, staked in place. Refer to
the Erosion & Sediment Control Plan for limit of work location and details.
c) Contractor and developer shall review limit of work line prior to clearing in order to
designate for protection any signcant trees wn the limit of work boundary
which can be preserved.
Site Access:
aI All construction site access shall be from the proposed roadway access along Route
6A. Refer to the Stormwater Pollution Prevention Plan (SWPPP) for best
management practices at the site access area.
4) Commence Work:
a) Vegetation within the work limit shall be removed with the areas grubbed and
prepared for work.
b) Loam shall be stripped and stockpiled per SWPPP best management practices. The
site shall be rough graded per the Site Construction Plans (Plans).
c) Roadway, shoulder and main drainage swale areas shall be graded and compacted
per the Plans. Any organic soils, debris or otherwise unsuitable materials shall be
removed from the roadway sub -base.

d) Underground utilities, including water, gas, electric and telecommunications, shall
be installed within the road layout. Contractor shall coordinate all necessary
connections, inspections, etc. with the necessary Town or utility entities.
e) Drainage structures within the road layout shall be installed, including all catch
basins, manholes and piping. Roadway leaching facilities shall be installed within the
adjacent drainage easement areas. Catch basins shall be installed within the (2)
main drainage swales.
f) Both roadways shall be installed per the specifications on the Plans, particularly the
Road Pavement Section and Notes on 'C5 Details & Notes' plan. Paving of finish
course layer may be delayed until after construction of dwelling and septic systems
are completed if desired by developer.
g) Driveways and shoulder areas shall be graded and compacted per the Plans. Any
organic soils, debris or otherwise unsuitable materials shall be removed from the
driveway sub -base.
h) The (14) building foundations shall be excavated and installed on each lot per the
Plans. Contractor is responsible for obtaining all necessary building permits for this
work.
i) The (14) septic systems shall be installed and connected to the building foundation
on each lot per the Plans. Contractor is responsible for obtaining all necessary septic
permits for this work.
j) The (14) buildings will be constructed. All utility connections and roof runoff
drywells shall be installed.
k) The (14) driveways shall be installed per the specifications on the Plans, particularly
the Driveway Pavement Section and Notes on 'C5 Details & Notes' plan.
I) The (2) main dry water quality swales and (5) secondary dry water quality swales
shall be installed per the Plans, see the stormwater and swale details and notes on
'C5 Details & Notes' plan.
m) All remaining undeveloped disturbed areas within the work limit shall be
revegetated per the specifications on 'C9 Landscape Plan'. Temporary irrigation shall
be used as required for new groundcover, shrubs and trees.
5) Project Timing:
a) Project will likely span 6-9 months due to the project's scale and the need to
coordinate stakings, connections, inspections, etc. with the project engineer, Town
and utility companies. The mitigation portion of the project will last for multiple
growing seasons until plantings have been sufficiently established.
6) Clean Up:
a) On a daily basis, the contractor will be responsible for the cleanup of all debris
within the project site.
b) Limit of work shall not be removed until the completion of all construction activities,
vegetation has been sufficient established and ground surface has been stabilized.
