OF YARMOUTH
OF APPEALS
Appeal No. 1575
May 24, 1979
David Oman, Herbert Renkainen, Thomas
The Chairman called the meetinglto order and read the petition. All abutters
were notified and the necessary correspondence was made in the Cape Cod
Times and the Dennis —Yarmouth Register.
Mr. Eldridge: We have a plan here showing what we plan to do. We are seeking
tonight special permits only! No variances required. We have planned for
Phase 1 and Phase 2, which we would like approval for tonight. It is shown
in orange on the plan. There is an existing school called Trinity School of
Cape Cod, Inc. here, as welllasla church and parsonage. We are asking for
from you, a special permit, tblallow crushed stone parking instead of paving.
175-3132 regarding that particular issue — the school uses the parking lot
for play area as well as forlpalking, so there won't be that many cars, and
they have children running around in that area. We want it waived for the
protection of the children. IThe other special permit request is #175-3114.
It is not included in the desigi shown because the parking at the church..
will be at different times thanthe parking for the school. Thehparking
design is shown. There is alone story office building, 200 square feet, 2
spaces required for that, they are in front. For the school building
Phase 1 — 34.8 parking spaces -I we have that. The school building proposed.
Phase 2 — 28.2 spaces — we'have them. The parsonage, we have 2'for that.
We have designed everything wit the assumption that when the school is
closed, the church will be openland vice —versa. The church already -has the
paved parking area and gravel area. We are planning to add parking area,
so this will benefit the church. We are using the church parking for a
double ueeage, so -will use somelin yellow on the plan as well as in blue.
The total parking—_providedlfor both phase 1 and 2, 67 spaces. We have at
this time gotten.approval for the sewage design for phase 1. I have a signed
copy I will give you. Approval I from Mr. Karnes — 29-000 gallon tank, 1 over—
sized leaching pit, will be used for the facilities -in phase 1. No problem
with sewage.
Mr. Henderson: You are askinglfor gravel instead of paving.and then to.
allow for church parking to compute in.. We shouldn't get into anything else
at all. We are just considering 2 minor points. Also, existing building too
close to property line.
Mr. Eldridge: It is not being added onto. The other building in Phase 2,
adding on would to too close'to_the lot line.
Mr. Oman: What is the requelt7
Pet. #1575
Page 2
Mr. Eldridge: Rear lot line,so 251. They have been trying to purchase
abutting land•but no one willlsell.
Mr. Henderson: With respect to parking - we have generally asked for asphalt
aprons onto the roads.
Mr. Eldridge: No objection to that. It would be wide.
Mrs. Ippalito: The only objeltilon is on the busses. They have assured me
they won't have them facing m'y Diving room. I don't want to live near a
bus station. Our residentiallsection is being taken out. I have no objec—
tion to the school but I am hoping I am assured that I don't have a bus
terminal.
Mr. Oman: What is the situation on the busses?
Mr. Eldridge: I have seen thlm lin the paved area.
Mr. Oman: Can they -park them'here?-
Mr. Spurr: They were parking thlem in front bfrher place but they have moved
them. It is a parking lot. They are the busses they -use -for the schools.
Hearing closed.
