Brief Project Description: This project is proposed to activate the former Drive -in-Theater site
and transform the site into a public recreational amenity and incentivize private sector
redevelopment within the Village Center Overlay District. The overall project proposes the construction of a
1,300 LF Elevated boardwalk loop (adjacent lot) Bicycle & walking paths, kayak & paddle board float,
and 4 acre multi -use grassed event space are other key attractions. The park includes a Nature -based play
area, space for nine artist shanties, and a seasonal restroom structure with a small park office space.
A new entrance drive and porous pavement parking areas (88 spaces) with site lighting is proposed.
As part of the Town -wide multi -phase wastewater collection and treatment project essential infrastructure
is planned: the Town wastewater pumping station (PS#3) is proposed at Main St., east of the park entrance

There are 23 prior ZBA decisions on the 669 Route 28 property. None are germane to this proposed
project on the undeveloped site. Prior ZBA decisions related to the abandoned drive-in use were
temporary special events on the property (circus, flea market, family festivals etc. ) or were withdrawn.
