Spuria and Anna G. Spuria, husband and wife, of 46 Spaulding Road, Chelmsford, Massachusetts 01824, for consideration of less than One Hundred Dollars ($I00.00) and as a gift and for estate planning purposes, Grant to Paul J. Spuria and Anna G. Spuria, Trustees of the Paul and Anna Spuria Family Trust under declaration of trust dated April 22, 2016, being a revocable trust which is evidenced by a Trustee's Certificate to be recorded herewith and having an address at 46 Spaulding Road, Chelmsford, Massachusetts 01824, with QUITCLAIM COVENANTS, The land in West Yarmouth, Barnstable County, Massachusetts, together with a building known as "Creek House", bounded and described as follows: Beginning at a stake in the Southerly line of Bayview Avenue, forty-five (45) feet easterly from the southeast comer of said Bayview Avenue and Ocean Avenue; Thence Southerly, one hundred (I 00) feet to a stake; Thence Easterly, fifty (50) feet to a stake; Thence Northerly, one hundred (100) feet to a stake in the Southerly line of said Bayview Avenue Thence Westerly in the southerly line of said Bayview Avenue, fifty (50) feet to the point of beginning. Said Lot 14 on a plan entitled "Riverview Park, West Yarmouth, Mass." dated May 1925" recorded in the Barnstable County Registry of Deeds in flan Book 14, Page 67. See also plan of lots entitled: "Ocean View Park and Englewood Beach Annex," w recorded in said Registry of Deeds. The lot is conveyed together with rights -of -way to the main public street, also to the beach; and together with any and all rights which we may have, if any, in or to a strip of beach lying between the above described premises and high-water mark.
