We will definitely cover the floating area, whether that be a lattice or have our builder frame out the bottom with cement board and a coating of cement so that it actually looks like a foundation and matches the house. We want it to look nice as well and not appear as if it is floating above the ground. The issue the Committee generally has with "planting cover" solutions to architectural problems is that plants have a way of dying and/or being removed. Would you be willing to add a vertical/horizontally aligned screen of lattice from the foundation to the just above the grade to act as a screen and provide the appearance of the building being rooted to the ground plane?. I'd advise it being made of cellular PVC (Azek) to avoid rotting to avoid any rotting concerns and painted to match the trim color. Having the building seem to float above the grade is jarring, especially when it is not an open porch. > Please let me know if this is an acceptable solution to you. The attached shows the new plans with footings instead of a foundation. We plan to make the area where the foundation would normally be look as similar as possible to what the house foundation looks like as well as add plantings in front of it. Please let me know if this plan is still approved as we would like to file for the building permit on Friday if possible. Thank you!
