of 91 North Main Street, South Yarmouth, Massachusetts 02664, pursuant to the power of sale
conferred under the probated Will and every other power, Barnstable Probate and Family Court
Docket No. BA22P2127EA, owner of 75%,
for consideration paid and in full consideration of FOUR HUNDRED SIXTY THOUSAND FIVE
HUNDRED AND NO1100 ($460,500.00) DOLLARS
grant to Sandy island LLC, a Massachusetts limited liability company, with its principal place
of business at 159 Cambridge Street, Allston, Massachusetts 02134
with Quitclaim Covenants
the land in Yarmouth, (South), Barnstable County, Commonwealth of Massachusetts, bounded
and described as follows:
NORTHEASTERLY by Station Avenue as shown on hereinafter -mentioned plan,
one hundred fifty-one and 281100 (151.28) feet;
SOUTHERLY by land now or formerly of the Penn Central Railroad Co. as
shown on said plan, one hundred seventy-seven and
381100 (177.38) feet;
SOUTHWESTERLY by a portion of Lot 6 as shown on said plan, eighty-nine and
10/100 (89.10) feet;
NORTHWESTERLY by Lot 4 as shown on said plan, one hundred ninety-three
and 961100 (193.96) feet_
Containing 22,532 square feet and being shown as LOT 5 on plan entitled, "Plan of Land in
South Yarmouth, Mass. for: CHARLES E, CHAMBERLAIN, JR, ET AL & ROBERT W. LUBY
ET AL, TRUSTEES, being a Subdivision of Lot 2 as shown on Plan in Plan Book 267, Page
58, and parcel shown on Plan in Plan Book 230, Page 97 Scale 1" = 60' August 15, 1977, CMS
Associates, Inc. Registered Engineers & Land Surveyors 1265 Route 28, P. O. Sox 70, South
Yarmouth, Mass, 02664," which said plan is duly filed with Barnstable County Registry of
Deeds in Plan Book 319, Page 52.
This deed releases any and all homestead rights created either automatically by operation of
law or by a written declaration that is recorded, and further I hereby warrant and represent that
there are no persons entitled to any rights of Homestead under M.G.L. c. 188 in the premises
conveyed by this deed.

Page 126.
