Subject: Windrift Motel & Villages — 115 Route 28
This memo is in regard to Special Permit #107 which was approved by the Planning Board on
June 29, 2011 for the Windrift Motel & Villages to raze and replace some existing cottages, and
to improve and upgrade the other existing motel buildings and landscaping in accordance with
Zoning Bylaw, Section 404 - Motels. The project was to be completed in two Phases. Condition
#4 of the Special Permit required the applicant to come back before the Planning Board to
present their final Phase II development plans, prior to occupancy permits being issued for
cottage units #3 & #5.
The applicant came before the Planning Board on August 15, 2012 to present their Phase II
plan. At this time, the Phase II Plan consists of landscaping in the parking lot and front of the
building; and restriping of the parking lot. The applicant has proposed to complete the Phase II
parking lot restriping and landscaping by June 30, 2013.
At the Planning Board meeting of August 15, 2012, members voted unanimously to:
1. Accept the Phase II plans submitted as meeting Condition #4 of the Special Permit;
2. Notify the Building Commissioner that the applicant has met Condition #4 and this
condition would not impede the issuance of occupancy permits for cottage units #3 & 5;
and
3. Recommend to the Building Commissioner that these occupancy permits be issued as
conditional until all of the Phase II work has been completed. If this work is not
completed by June 30, 2013, or an extension provided by the Planning Board, the
Building Commission can pull the conditional occupancy permits until such time as this
work has been completed.
