HomeMy WebLinkAbout8 Danbury plan 2REVISIONS I BY GENERAL CONTRACTORS NOTES General Contractor is to check and verify these plans before starting construction. No changes are to be made without first contacting East Coast Designs. All materials used in the construction of this home are to be installed as per manufacturers' specifications. While every attempt has been made in the preparations of these plans to avoid mistakes the designer cannot guarantee against human error. If any questions arise during construction, contact the design office before proceeding further (DO NOT SECOND GUESS THE PLANS). East Coast Designs and employees are not responsible for any framing errors and or omissions found after any construction begins. These drawings are intended to indicate the scope and general extent of the construction work required. Specific details, materials, finishes and equipment are to be provided by the contractor and agreed upon by the owner, unless otherwise noted. Also the contractor is responsible for the construction of this project and must Comply with all state and local codes pertaining to this project, regardless of what may be shown or ommitted on the plans, and regardless of any contract or agreement with any party under any circumstance. Layout and Grades: The contractor shall maintain and or reestablish benchmark and survey monuments shown on the Site Engineers Drawings or found to exist on site to provide a base reference for the construction. The Contractor shall employ and pay all costs fora registered Civil Engineer or Survey or who is licensed within the jurisdiction of the project site to layout all lines and grades in accordance with the drawings and Specifications. Excavation: Strip all existing topsoil, subsoil and surface treatments covering the site. Salvage all useable topsoil and fill material. All foundations shall bear directly upon natural undisturbed granular soil underlyning the project site or on compacted structural fill. All bearing sufaces shall be carefully hand cleaned of all loose soil. Final excavation of all bearing surfaces shall be performed by a bockhoe or excavator having a smooth, toothless bucket to prevent disturbances of the bearing surface. Excavation and dewatering shall be accomplished by methods which preserve the undisturbed state of subgrade soils. Subgrode soils which become soft, loose or otherwise unsatisfactory for support Of structures as a result of inadequate or improper excavation, dewatering or other construction methods, shall be removed and replaced with structural fill or crushed stone as required by the designer at the Contractors expense. Before filling against walls, the permanent structures must be completely and sufficiently aged to attain strength to resist fill pressures without damage. Place no stones over 4 inches in diameter closer than 18 inches to wall surfaces. All fill within the area of the proposed structure shall be placed and compacted under continuous monitoring by the Soil Engineer. Place crushed stone in uniform lifts not exceeding 6 inches (compacted thickness) and compact with minimum of 4 passes of a vibrartory plate type compactor. Place gravel fill in uniform lifts not exceeding 6 inches (compacted thickness) and compact to q5 percent of maximum dry Proctor density. Place ordinary fill in uniform lifts not exceeding 6 inches (compacted thickness) and compact to 012 percent of its maximum dry Proctor density. Footings 4 Foundation Walls: All Footings and Foundation Walls have been calculated for ideal soil conditions. If any adverse conditions are found, the footings and/or wails are to be increased and/or reinforced. fc = 4,000 psi, Air content = 4% 6% max. Max. sump= G", WIC = .45 Engineered Lumber: All Engineered lumber (both beams and their support) used in the construction of this project are to be designed and verified by engineer or supplier. All calculations and/or shop drawings are to be submitted to the building dept. for approval Anchor bolts: 5/8" Dia. x 12" a.b. min. 8" embedment 48" o.c. (Provide bolts at 6" from ends/joints and min. 2 per plate. Install w/3"x 3"x 1/4" washers Sills: 2x6 P.T. with "1" ludsill" protection. Crawl Space Slab Floor: 2 concrete floor over 12" min. gravel base with poly vapor barrier if contractor sees fit. Insulation: Exterior walls to be R -21 expandable foam insulation Ceiling R-441 expandable foam insulation Floor R-30 butt. insulation Roofing: Kiln dried Western Doug -Fir 2AO or as specified on the cross sections."GDX Fir plywood, 150 Felt with Ice/ Water barrier - 36".
