The FDC location is not shown on the sprinkler plan. There is an existing 2-1/2" x 2-1/2" x 4" Flush Mount FDC now shown on the First Floor Sprinkler FP-2 2. Will there be direct access to the sprinkler room from the outside? If not, a post indicator valve is required. There is no direct access to the sprinkler room from outside and there is an existing_post indicator valve outside now shown on the First Floor Sprinkler Plan FP-2 and the site plan on FP-1 3. Does the dry system require an accelerator? There is an existing firewall that separates the residential wings from the main front general commercial use wing. Therefore, there are 3 separate buildings. EXISTING RESIDENTIAL BUILDINGS The residential wings will each be a change of use from R-1 to R-2, rented apartments. The two existing residential buildings are cast in place concrete walls located between every 2 units with wood partitions creating the interior space of each dwelling unit. The floors are precast concrete planking. The existing corridor walls are solid 4"CMU and the doors will be replaced with 20 minute doors and closers. This confirms that the two existing residential buildings are Type 111A construction. The two existing residential buildings are not presently protected by sprinklers but it is intended to install a new sprinkler system in each of the existing two residential buildings. Since each of the two residential buildings are separated by a fire wall from the front general commercial use building, they are R-2 residential use group and can use an NFPA 13R system due to the building being construction type 111A construction. FRONT GENERAL COMMERCIAL USE BUILDING The front general use building is of all wood construction and is Type VB construction. This entire building is assumed at this time to be protected throughout by an NFPA 13 sprinkler system. Please verify that the older existing portion of this building (prior to the 2008 addition) is also fully sprinkler protected. Check for sprinklers in the concealed spaces above the ceilings for sprinklers up in that area which would be required by NFPA 13 Code Section 8.15. The front general use building will house an exercise/Rehabilitation area for use by the residents of the apartment dwelling units and is not open to the general public. This area will be classified as use group A-3. For any proposed work regulated by 780 CMR 34.00 and subject to section 107 of 780 CMR,as a condition of the issuance of a permit the building owner shall cause the existing building (or portion thereo) to be investigated and evaluated in accordance with the provisions of 780 CMR 34.00. The investigation and evaluation shall be in sufficient detail to ascertain the effects of the proposed work on at least these systems: structural, means of egress, tire protection, energy conservation, lighting, hazardous materials, accessibility, and ventilation for the space under consideration and, where necessary, the entire building or structure and its foundation if impacted by the proposed work. The results of the investigation and evaluation,along with any proposed compliance alternatives,shall be submitted to the building official in written report form. This report will serve as the required investigation and evaluation. 301.1.2 Work area compliance method.Repairs,aheralions,additions,changes in occupancy and relocated buildings complying with the applicable requirements of Chapters 5 through 13 of this code shall be considered in compliance with the provisions of this code. In all occupancies, interior floor finish and floor covering materials in enclosures for stairways and ramps,exit passageways,corridors and rooms or spaces not separated from corridors by partitions extending from the floor to the underside of the ceiling shall withstand a minimum critical radiant flux.The minimum critical radiant flux shall be not less than Class I in Groups I-I, I-2 and I-3 and not less than Class II in Groups A,B,E,H,I-4, M,R-I,R-2 and S. In one-and two-family dwellings and town-houses regulated by the International Residential Code,the top sill of the window opening is at a height less than 24 inches(610 mm)above the finished floor; 4. The window will permit openings that will allow passage of a 4-inch-diameter(102 mm)sphere when the window is in its largest opened position;and 5. The vertical distance from the top of the sill of the window opening to the finished grade or other surface below,on the exterior of the building,is greater than 72 inches(1829 mm). The window opening control device,after operation to release the control device allowing the window to fully open,shall not reduce the minimum net clear opening area of the window unit to less than the area required by the International Building Code. Exceptions: 1. As stated in Section 1030.I, emergency escape and rescue openings are required in accordance with Tables 1006.3.2(1)and 1006.3.2(2), which call for emergency escape and rescue openings in R-2 occupancies where the story has only a single exit. Tables 1006.3.2(1)and 1006.3.2(2) refer to footnotes which require emergency escape windows in Group R-2 occupancies and sprinklers in accordance with NFPA 13 or NFPA I 3R as conditions which are required for allowing single exits from the building or story. These tables are intended to address potential building design parameters for Group R-2 occupancies which are provided with only one exit. SECTION 705 ACCESSIBILITY 101.4.7 Architectural Access.Any reference in 780 CMR to accessibility shall be considered reference to 521 CMR: Architectural Access Board. 521 CMR is enforced by the building official. 521 CMR: ARCHITECTURAL ACCESS BOARD 521 CMR 3.00: JURISDICTION 3.1 SCOPE All work performed on public buildings or facilities (see 521 CMR 5.00: DEFINITIONS), including construction, reconstruction, alterations, remodeling, additions, and changes of use shall conform to 521 CMR. 3.1.1 To determine the scope of compliance, refer to 521 CMR 3.2, New Construction and 521 CMR 3.3, Existing Buildings. In the absence of jurisdiction by 521 CMR, 780 CMR: the State Building Code may apply. 3.2 NEW CONSTRUCTION All new construction of public buildings/facilities shall comply fully with 521 CMR. 3.3 EXISTING BUILDINGS All additions to, reconstruction, remodeling, and alterations or repairs of existing public buildings or facilities, which require a building permit or which are so defined by a state or local inspector, shall be governed by all applicable subsections in 521 CMR 3.00: JURISDICTION. For specific applicability of 521 CMR to existing multiple dwellings undergoing renovations, see 521 CMR 9.2.1. 3.3.1 If the work being performed amounts to less than 30%of the full and fair cash value of the building and a. if the work costs less than $100,000,then only the work being performed is required to comply with 521 CMR or b. if the work costs $100,000 or more, then the work being performed is required to comply with 521 CMR. In addition, an accessible public entrance and an accessible toilet room, telephone, drinking fountain(if toilets,telephones and drinking fountains are provided)shall also be provided in compliance with 521 CMR. Exception: General maintenance and on-going upkeep of existing,underground transit facilities will not trigger the requirement for an accessible entrance and toilet unless the cost of the work exceeds $500,000 or unless work is being performed on the entrance or toilet. Wise Independent Living Facility,882 Main St.,South Yarmouth,MA Page 9 of 26 Exception: Whether performed alone or in combination with each other, the following types of alterations are not subject to 521 CMR 3.3.1,unless the cost of the work exceeds$500,000 or unless work is being performed on the entrance or toilet. (When performing exempted work, a memo stating the exempted work and its costs must be filed with the permit application or a separate building permit must be obtained.) a. Curb Cuts: The construction of curb cuts shall comply with 521 CMR 21.00: CURB CUTS. b. Alteration work which is limited solely to electrical mechanical, or plumbing systems; to abatement of hazardous materials; or retrofit of automatic sprinklers and does not involve the alteration of any elements or spaces required to be accessible under 521 CMR. Where electrical outlets and controls are altered,they must comply with 521 CMR. c. Roof repair or replacement,window repair or replacement,repointing and masonry repair work. d. Work relating to septic system repairs, (including Title V, 310 CMR 15.00, improvements) site utilities and landscaping. 3.3.2 If the work performed, including the exempted work, amounts to 30%or more of the fill and fair cash value (see 521 CMR 5.00)of the building the entire building is required to comply with 521 CMR. a. Where the cost of constructing an addition to a building amounts to 30%or more of the fi►1l and fair cash value of the existing building, both the addition and the existing building must be fully accessible. 3.3.3 Alterations by a tenant do not trigger the requirements of 521 CMR 3.3.1b and 3.3.2 for other tenants. However, alterations, reconstruction, remodeling, repairs, construction, and changes in use falling within 521 CMR 3.3.1b and 3.3.2,will trigger compliance with 521 CMR in areas of public use, for the owner of the building. 3.3.4 No alteration shall be undertaken which decreases or has the effect of decreasing accessibility or usability of a building or facility below the requirements for new construction. 3.3.5 If alterations of single elements, when considered together, amount to an alteration of a room or space in a building or facility,that space shall be made accessible. 3.3.6 No alteration of an existing element, space, or area of a building or facility shall impose a requirement for greater accessibility than that which would be required for new construction. 3.4 CHANGE IN USE When the use of a building changes from a private use to one that is open to and used by the public, an accessible entrance must be provided, even if no work is being performed. When a portion of a building changes use from a private use to one that is open to and used by the public, then an accessible route must be provided from an accessible entrance even if no work is being performed. The cost of the work will exceed the 30% trigger of 521 CMR 3.3.2. The entire building is required to be upgraded to comply with 521 CMR. SECTION 708 ENERGY CONSERVATION 708.1 Minimum requirements.Level 1 alterations to existing buildings or structures are permitted without requiring the entire building or structure to comply with the energy requirements of the International Energy Conservation Code or International Residential Code. The alterations shall conform to the energy requirements of the International Energy Conservation Code or International Residential Code as they relate to new construction only. Work that affects the exterior walls to expose cavities must be upgraded to meet the present energy code. New exterior windows must meet the energy code. Any areas that have insulation cavities exposed on exterior walls and new exterior opening elements such as windows or doors will be upgraded to meet the present energy code. Existing elements that are not altered or replaced will not be upgraded to meet the energy code. Refer to energy code tables at the end of this document. Wise independent Living Facility,882 Main St.,South Yarmouth,MA Page 10 of 26 CHAPTER 10 CHANGE OF OCCUPANCY SECTION 1001 GENERAL 1001.1 Scope.The provisions of this chapter shall apply where a change of occupancy occurs,as defined in Section 202. 1001.2 Certificate of occupancy.A change of occupancy or a change of occupancy within a space where there is a different fire protection system threshold requirement in Chapter 9 of the International Building Code shall not be made to any structure without the approval of the code official. A certificate of occupancy shall be issued where it has been determined that the requirements for the change of occupancy have been met. 1001.2.1 Change of use. Any work undertaken in connection with a change in use that does not involve a change of occupancy classification or a change to another group within an occupancy classification shall conform to the applicable requirements for the work as classified in Chapter 5 and to the requirements of Sections 1002 through 1011. Exception: As modified in Section 1205 for historic buildings. The two residential wing buildings will be changed from R-1 use group to R-2. SECTION 1004 FIRE PROTECTION 1004.1 General.Fire protection requirements of Section 1012 shall apply where a building or portions thereof undergo a change of occupancy classification or where there is a change of occupancy within a space where there is a different fire protection system threshold requirement in Chapter 9 of the International Building Code. Each of the two residential buildings will be protected by an NFPA 13R sprinkler system. SECTION 1005 MEANS OF EGRESS 1005.1 General.Means of egress in portions of buildings undergoing a change of occupancy classification shall comply with Section 1012. SECTION 1006 ACCESSIBILITY 1006.1 General.Accessibility in portions of buildings undergoing a change of occupancy classification shall comply with Section 1012.8. SECTION 1007 STRUCTURAL [BS] 1007.1 Gravity loads.Buildings or portions thereof subject to a change of occupancy where such change in the nature of occupancy results in higher uniform or concentrated loads based on Table 1607.1 of the International Building Code shall comply with the gravity load provisions of the International Building Code. This entire section must be reviewed by a structural engineer. SECTION 1012 CHANGE OF OCCUPANCY CLASSIFICATION 1012.1 General.The provisions of this section shall apply to buildings or portions thereof undergoing a change of occupancy classification.This includes a change of occupancy classification within a group as well as a change of occupancy classification from one group to a different group or where there is a change of occupancy within a space where there is a different fire protection system threshold requirement in Chapter 9 of the International Building Code. Such buildings shall also comply with Sections 1002 through 1011.The application of requirements for the change of occupancy shall be as set forth in Sections 1012.1.1 through 1012.1.4. A change of occupancy, as defined in Section 202,without a corresponding change of occupancy classification shall comply with Section 1001.2. 1012.1.1 Compliance with Chapter 9.The requirements of Chapter 9 shall be applicable throughout the building for the new occupancy classification based on the separation conditions set forth in Sections 1012,1.1.1 and 1012.1.1.2. 1012.2 Fire protection systems.Fire protection systems shall be provided in accordance with Sections 1012.2.1 and 1012.2.2. 1012.2.1 Fire sprinkler system.Where a change in occupancy classification occurs or where there is a change of occupancy within a space where there is a different fire protection system threshold requirement in Chapter 9 of the International Building Code that requires an automatic fire sprinkler system to be provided based on the new occupancy Wise Independent Living Facility,882 Main St.,South Yarmouth,MA Page 1 1 of 26 in accordance with Chapter 9 of the International Building Code, such system shall be provided throughout the area where the change of occupancy occurs. Both residential wing buildings will have a new NFPA 13R sprinkler system installed throughout each residential wing building. 1012.2.2 Fire alarm and detection system.Where a change in occupancy classification occurs or where there is a change of occupancy within a space where there is a different fire protection system threshold requirement in Chapter 9 of the International Building Code that requires a fire alarm and detection system to be provided based on the new occupancy in accordance with Chapter 9 of the International Building Code, such system shall be provided throughout the area where the change of occupancy occurs. Existing alarm notification appliances shall be automatically activated throughout the building. Where the building is not equipped with a fire alarm system,alarm notification appliances shall be provided throughout the area where the change of occupancy occurs in accordance with Section 907 of the International Building Code as required for new construction. The existing alarm systems and smoke detection systems will be investigated and if needed will be upgraded to meet present day code requirements of 780 CMR IBC 907. 1012.2.3 Interior•finish. Newly constructed or configured means of egress shall comply with the requirements of Chapter 10 of the International Building Code. The change of use from R-1 to R-2 is to an equal hazard category SECTION 1023 INTERIOR Stairs AND RAMPS 1023.1 General. Interior exit stairways and ramps serving as an exit component in a means of egress system shall comply with the requirements of this section.Interior exit stairways and ramps shall be enclosed and lead directly to the exterior of the building or shall be extended to the exterior of the building with an exit passageway conforming to the requirements of Section 1024,except as permitted in Section 1028.1. An interior exit stairway or ramp shall not be used for any purpose other than as a means of egress and a circulation path., The South end existing stairs in the residential wings are connecting to the existing basement storage areas. These stairs connect three floor levels and must be fully enclosed to prevent the stair enclosure from having exposure to any other room or space. New 1 hour fire rated enclosure walls will be installed with new doors and closers to enclose the stairs only and separate them from other spaces. 1012.4.3 Egress capacity.Egress capacity shall meet or exceed the occupant load as specified in the International Building Code for the new occupancy. Refer to occupant load calculations and egress capacity information later on in this document. 1012.4.4 Handrails.Existing stairways shall comply with the handrail requirements of Section 805.9 in the area of the change of occupancy classification. 805.9 Handrails.The requirements of Sections 805.9.1 and 805.9.2 shall apply to handrails from the work area floor to,and including,the level of exit discharge. 805.9.1 Minimum requirement.Every required exit stairway that is part of the means of egress for any work area and that has three or more risers and is not provided with at least one handrail,or in which the existing handrails are judged to be in danger of collapsing,shall be provided with handrails for the full length of the stairway on at least one side.All exit stairways with a required egress width of more than 66 inches(1676 mm) shall have handrails on both sides. 805.9.2 Design.Handrails required in accordance with Section 805.9.1 shall be designed and installed in accordance with the provisions of the International Building Code. Provide handrails per this code section at a minimum. 1012.4.5 Guards.Existing guards shall comply with the requirements in Section 805.11 in the area of the change of occupancy classification. 805.11 Guards.The requirements of Sections 805.11.1 and 805.11.2 shall apply to guards from the work area floor to,and including,the level of exit discharge but shall be confined to the egress path of any work area. 805.11.1Minimum requirement.Every open portion of a stairway,landing,or balcony that is more than 30 inches(762 mm)above the floor or grade below and is not provided with guards,or those portions in which existing guards are judged to be in danger of collapsing,shall be provided with guards. 805.11.2 Design.Guards required in accordance with Section 805.11.1 shall be designed and installed in accordance with the International Building Code. 1012.5 Heights and areas.Hazard categories in regard to height and area shall be in accordance with Table 1012.5. Exterior walls are accepted as they exist. 1012.8 Accessibility.Existing buildings that undergo a change of group or occupancy classification shall comply with this section. The cost of the work will exceed 30% of the assessed value of the building. Per 521 CMR Chapter 3, section 3.3, the entire structure, front building and two rear residential buildings are being upgraded to meet all the requirements of 521 CMR. 521 CMR 9.00: MULTIPLE DWELLINGS 9.1 GENERAL A multiple dwelling is considered to be either a lodging facility or a residential facility for hire, rent, lease, or sale containing three or more dwelling units in a building. Facilities used for temporary accommodations are considered transient lodging facilities. See 521 CMR 8.00: TRANSIENT LODGING FACILITIES. For public and common use spaces in Multiple Dwellings, See 521 CMR 10.00: PUBLIC USE AND COMMON USE SPACES IN MULTIPLE DWELLINGS. Wise Independent Living Facility,882 Main St.,South Yarmouth,MA Page 14 of 26 9.2 APPLICABILITY New construction: Multiple dwellings, for which building permits for new construction are issued on or after September 1, 1996 shall meet the requirements of 521 CMR 9.3, Group 1 Dwelling Units and 521 CMR 9.4,Group 2 Dwelling Units. 9.2.1 Renovation and reuse: Any building previously occupied for any purpose,which is converted, renovated,reconstructed,altered or remodeled for residential use after this date is exempt from 521 CMR 9.3 Group 1 Dwelling Units. Dwelling units not subject to Group 2 unit requirements are exempt from being upgraded to Group 1 units. 9.4 GROUP 2 DWELLING UNITS In multiple dwellings that are for rent,hire,or lease(but not for sale)and contain 20 or more units,at least 5%of the dwelling units must be Group 2A units. Group 2A units must comply with 521 CMR 9.5,Dwelling Unit Interiors;and 521 CMR 44.00: GROUP 2 BATHROOMS;and 521 CMR 45.00: GROUP 2 KITCHENS;and 521 CMR 47.00: GROUP 2 BEDROOMS. There are a total of 120 dwelling units located in the 2 residential wings. 120 x 0.05 = 6 required group 2 accessible units minimum. 8 Group 2 accessible units are being added to the residential wings. These accessible dwelling units will meet the requirements of Chapter 521 CMR 9.5 dwelling unit interiors, 521 CMR 44.00 Group 2 bathrooms, and 521 CMR 45 Group 2 Kitchens and 521 CMR 47.00 Group 2 Bedrooms. 521 CMR 10.00: PUBLIC USE AND COMMON USE SPACES IN MULTIPLE DWELLINGS 10.1 GENERAL The public use and common use spaces of multiple dwellings in existing buildings consisting of 12 or more units in a building,shall be accessible and shall comply with 521 CMR. The public use and common use spaces of multiple dwellings in new construction consisting of three or more units shall comply with 521 CMR. Public and common use spaces are those spaces inside or outside a building that are used by residents and/or visitors. Public use and common use spaces shall include but not be limited to community facilities, meeting rooms, restaurants, recreation spaces,health facilities,pools,public toilet rooms, laundry areas,trash areas,storage areas, mailboxes, walks, sidewalks, parking lots and garages, entrances, elevators, lobbies and foyers,as well as corridors and stairways leading to dwelling units. 10.2 ACCESSIBLE ROUTES There shall be an accessible route at least 36 inches(36"=914mm)wide connecting accessible parking,accessible entrances,public and common use spaces,and dwelling units. Wherever possible,the accessible route shall be the shortest possible route,see 521 CMR 20.00: ACCESSIBLE ROUTE 10.3 PARKING SPACES FOR DWELLING UNIT OCCUPANTS Where parking is provided, it shall comply or be capable of complying with the provisions of 521 CMR 23.2, Number through 521 CMR 23.8, Valet Parking. The number of accessible spaces shall not be limited in number by 521 CMR 23.2.1, Number but shall be provided in sufficient numbers to meet the needs of the dwelling unit occupants. If parking spaces are assigned to individual units, those spaces designated for accessible units shall have signage reserving said space. An international symbol of accessibility need not be used. Wise Independent Living Facility,882 Main St.,South Yarmouth,MA Page 15 of 26 10.3.1 Visitor Parking Spaces: Where parking is provided for visitors, it shall comply fully with the requirements of 521 CMR 23.00: PARKING AND PASSENGER LOADING ZONES. 10.4 DOORS All doorways and openings located in common use and public use spaces and along accessible routes shall comply with 521 CMR 26.2, Revolving Doors through 521 CMR 26.11, Door Hardware. 10.5 STORAGE If remote storage is available to residents, equivalent accessible storage shall be provided to residents. 10.6 ALARMS Where a fire alann is provided,it shall comply with 521 CMR 40.00: ALARMS. 10.7 HEIGHT OF CONTROLS The highest position of the operable parts of any control, dispenser, receptacle, or other operable equipment shall be located within the zone of reach as defined in 521 CMR 5.00: DEFINITIONS. 10.8 LAUNDRY FACILITIES If laundry facilities are provided in Multiple dwellings, then equivalent, accessible laundry facilities shall be provided. 10.8.1 Location: Laundry facilities shall be on an accessible level and on an accessible route. 10.8.2 At least one washing machine and at least one clothes dryer shall be front loading, shall have a side hinged door,and shall be located so that the door can be opened 180°. The new residential laundry areas in the 2 residential wings must meet 521 CMR 10.8. 10.9 KITCHEN FACILITIES Sinks, counters, and cooking facilities provided in common use spaces shall comply with 521 CMR 32.00: KITCHENS. All public spaces must meet the requirements of 521 CMR chapter 10. END OF CHAPTER 34 REPORT. SECTION 916 EMERGENCY RESPONDER RADIO COVERAGE 916.1 General. Emergency responder radio coverage shall he provided in all new buildings in accordance with sections 916.2 through 916.6.3 and section 24.5 o/'NFPA 72: Two-way, in-building Emergency Communications Systems. EXCEPTION:Existing buildings which contain,fire fighter coninlunication systems. It is recommended to coordinate with the fire department to determine if this type of communication system will be required in these existing buildings. CHAPTER 10: MEANS OF EGRESS SECTION 1001 ADMINISTRATION 1001.1 General. Buildings or portions thereof shall be provided with a means of egress system as required by this chapter. The provisions of this chapter shall control the design,construction and arrangement of means of egress components required to provide an approved means of egress from structures and portions thereof. 1001.2 Minimum requirements.It shall be unlawful to alter a building or structure in a manner that will reduce the number of exits or the minimum width or required capacity of the means of egress to less than required by this code. SECTION 1005 MEANS OF EGRESS SIZING 1005.1 General.All portions of the means of egress system shall be sized in accordance with this section. Exception: Aisles and aisle accessways in rooms or spaces used for assembly purposes complying with Section 1029. 1005.2 Minimum width based on component.The minimum width, in inches(mm),of any means of egress components shall be not less than that specified for such component,elsewhere in this code. 1005.3 Required capacity based on occupant load.The required capacity, in inches(mm),of the means of egress for any room,area,space or story shall be not less than that determined in accordance with Sections 1005.3.1 and 1005.3.2: 1005.3.1 Stairways.The capacity,in inches,of means of egress stairways shall be calculated by multiplying the occupant load served by such stairways by a means of egress capacity factor of 0.3 inch(7.6 mm)per occupant.Where stairways serve more than one story,only the occupant load of each story considered individually shall be used in calculating the required capacity of the stairways serving that story. Exceptions: 1. For other than Group H and 1-2 occupancies,the capacity, in inches,of means of egress stairways shall be calculated by multiplying the occupant load served by such stairways by a means of egress capacity factor of 0.2 inch(5.1 mm)per occupant in buildings equipped throughout with an automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2 and an emergency voice/alarm communication system in accordance with Section 907.5.2.2. Wise Independent Living Facility,882 Main St.,South Yarmouth,MA Page 19 of 26 Stairways are allowed to use 0.2"due to the sprinkler system. 1005.3.2 Other egress components.The capacity, in inches,of means of egress components other than stairways shall be calculated by multiplying the occupant load served by such component by a means of egress capacity factor of 0.2 inch (5.1 nun)per occupant. Exceptions: 1. For other than Group H and I-2 occupancies,the capacity,in inches,of means of egress components other than stairways shall be calculated by multiplying the occupant load served by such component by a means of egress capacity factor of 0.15 inch(3.8 mm)per occupant in buildings equipped throughout with an automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2 and an emergency voice/alarm communication system in accordance with Section 907.5.2.2. All other means of egress components are allowed to use 0.15"per occupant. 1010.1.9.12 Exterior Doors and Locks to Apartment Houses. In accordance with M.G.L.c. 143,§3R,at least one of the doors of the main common entryway into every apartment house having more than three apartments shall be designed or equipped as to close automatically and lock automatically with a lock, including a lock with an electrically-operated striker mechanism, a self-closing door and associated equipment. Such associated equipment shall include an intercom system tied independently to each apartment and where from each apartment the electrically operated striker mechanism can be released; additionally, where the number of apartments in a given building, irrespective of fire/party wall separation, is ten or more apartments,a closed circuit security camera system shall also be incorporated in such manner that from each apartment,apartment occupants can utilize their personal television sets to observe who is seeking entrance to the building. The intercom and closed circuit security camera systems shall be designed and listed for the weather and temperature conditions to which they will be exposed. EXCEPTIONS: 1. Buildings exempted as noted in M.G.L.c. 143,§ 3R. 2. The required intercom and TV connections can be supplanted with other audio and visual technology that serves the same purpose,provided such information is readily available for all dwelling units. 3. If all audio and visual information is sent to a constantly attended station occupied by staff trained in what parties are allowed into the building then providing such audio and visual information to each dwelling unit is not required. Provide a main entry way door in conformance to 1010.1.9.12 above. Main exterior exit doors or gates that are obviously and clearly identifiable as exits need not have exit signs where approved by the building official. 3. Exit signs are not required in occupancies in Group U and individual sleeping units or dwelling units in Group R-1, R-2 or R-3. Provide exit signs per this code section. Exit signs must have the international symbol on the signs leading to accessible exits. Refer to 521 CMR 41.1.3. SECTION 1019 EXIT ACCESS STAIRWAYS AND RAMPS Between stories 1019.1 General. Exit access stairways and ramps serving as an exit access component in a means of egress system shall comply with the requirements of this section.The number of stories connected by exit access stairways and ramps shall include basements,but not mezzanines. 1019.2 All occupancies.Exit access stairways and ramps that serve floor levels within a single story are not required to be enclosed. 1019.3 Occupancies other than Groups I-2 and 1-3.In other than Group 1-2 and I-3 occupancies,floor openings containing exit access stairways or ramps that do not comply with one of the conditions listed in this section shall be enclosed with a shaft enclosure constructed in accordance with Section 713. 1. Exit access stairways and ramps that serve or atmospherically communicate between only two stories. Such interconnected stories shall not be open to other stories. The stairways in the residential buildings that connect only 2 stories are allowed to be unenclosed. The travel distances from remote points on the second floor must not exceed 250 feet when measured from the remote point down the slope of the stairs and then to the actual exit door on the first floor. SECTION 1023 INTERIOR Stairs AND RAMPS 1023.1 General.Interior exit stairways and ramps serving as an exit component in a means of egress system shall comply with the requirements of this section. Interior exit stairways and ramps shall be enclosed and lead directly to the exterior of the building or shall be extended to the exterior of the building with an exit passageway conforming to the requirements of Section 1024,except as permitted in Section 1028.1.An interior exit stairway or ramp shall not be used for any purpose other than as a means of egress and a circulation path. 1023.2 Construction.Enclosures for interior exit stairways and ramps shall be constructed as fire barriers in accordance with Section 707 or horizontal assemblies constructed in accordance with Section 711,or both. Interior exit stairway and ramp enclosures shall have afire-resistance rating of not less than 2 hours where connecting four stories or more and not less than 1 hour where connecting less than four stories.The number of stories connected by the interior exit stairways or ramps shall include any basements,but not any mezzanines.Interior exit stairways and ramps shall have a fire-resistance rating not less than the floor assembly penetrated,but need not exceed 2 hours. 1023.4 Openings.Interior exit stairway and ramp opening protectives shall be in accordance with the requirements of Section 716. Openings in interior exit stairways and ramps other than unprotected exterior openings shall be limited to those necessary for exit access to the enclosure from normally occupied spaces and for egress from the enclosure. The stairways that connect the basement and the two upper residential floors must be 1 hour enclosed with 1 hour doors and closers. New 1 hour fire rated walls will be required to be installed with new doors and closers to enclose only the stairs and separate the stairs from any other rooms.
