Description of Proposed Work (Additional pages may be attached if necessary):
A patio will be installed behind the house, partly bordered by the back of the barn. Where the ground
slopes away to the rear of the back yard, a retaining wall of stacked stone will be used to create an even
grade. This will rise to a height no greater than 22 inches. There will be -r3 granite steps to a walkway off of
the rear of the patio to the parking area and another set of steps between the barn and the house to the
driveway. A 12 inch high retaining wall will run across the back yard to help define an area that will have
shrubs and flowers put in by the owners. A bluestone-like tile will be used on the patio. See attached for
more detail.

Lisa,
It's obvious that they took time preparing this application, but I really need to see a scale plan drawing of what they
wish to do. I, unfortunately, can't make a decision based on a description.

Supplement: I YARMOU T h
Detailed description of hardscape work for 152 Route 6A, Yarmouth Port (Jason Be 01_D KING'S Hi H
The patio will be located behind the existing deck and kitchen and running halfway along the back of the
barn. This location is not visible from the street, and on the side of the yard opposite the barn is a hedge
—10 feet high.
Given that the land slopes from the front of the property towards the back (with woods beyond the back
of it), the patio height will be ground -level in places but will rise above the ground to achieve a level
base. Where it rises, it will not rise beyond —22 inches. The retaining wall will use Pennsylvania
fieldstone to be in keeping with both the existing fieldstone along the driveway and the rocks used in
the foundation of the back of the barn (which is built into the slope of the land). Porcelain everblue
pavers, similar to blue stone, will be used on the patio itself for a natural appearance, to reinforce a
common appearance across the materials being used.
Pennsylvania Fieldstone
Everblue Pavers
Where the ground slopes towards the driveway between the house and barn, a set of 4-foot-wide
granite steps will be installed, which will not be visible from the street. The granite will further the
natural material and common appearance. A second set of steps will be installed behind the barn, at the
far end of the patio, ending with a short walkway to the parking area. This will have cobblestones
bordering the everblue tiles. This will be fully at ground level and again not able to be seen from the
street.
Off of the patio, near the end of the deck, a 12-inch high retaining wall will run from one side of the
backyard to the other. This will allow soil to be backfilled on the house side to support the addition of
flowers and shrubs with a defined border. It would only be visible from the rear of the backyard.
In summary, the patio installation will be off of the kitchen and deck and rear of the barn, at ground
level in the front, with a small stone retaining wall along one side and the rear. Granite steps and a fully
ground -level walkway will allow access to the driveway and parking area. A smaller retaining wall off of
it in the backyard will define a space to improve the plantings. Nothing will be visible from the street.

Supporting photographs.,
This first photo shows the area where the patio will be. It runs from the deck stairs and rear of the house
to about where the rear barn window is located. There is an existing stone retaining wall beside the
stairs which already needs repair. The patio would be slightly wider than that current section, to allow
safe placement of a barbecue grill away from the house. The gutter drainpipe would be the location of
where the 12-inch retaining wall across the back yard would begin. The small gap between the barn and
rear of the house is where the granite steps to the driveway would be. The wooden "deck" there
currently is free-standing, with bricks under the corners to be slightly off the ground. On a side note,
that presents an issue for the barn, since it is above where the clapboard starts, too tight against the
barn, and contributed to the sill rot that was a sienificant issue when the barn was saved in 2022.

The second photograph shows how the land behind the barn is flat closest to the rear of the house but
slopes away to the parking area furthest from the street. This is why the stone retaining wall is needed
to maintain the level surface. This also shows why there would be granite stairs and then the level
walkway to the parking area to the left of the barn. (Note: the darker stones at the left base of the barn
are a pile of flagstones, the barn foundation itself is rock and same significant cement patching.)

The third photograph shows the view from where the patio will be located, showing the secluded
location of it. The hint of a structure on the right side behind the pickup is the two -car garage. This also
shows the parking area that the ground -level walkway will lead to.
