QUITCLAIM DEED
We, Wayne J. Edwards and Theresa M. Edwards, Husband and Wife, of 91 Pine
Cone Drive, West Yarmouth, Barnstable County, Massachusetts, for consideration paid of
One (S1.00) dollar, hereby grant to THE EDWARDS FAMILY TRUST, WAYNE
JOSEPH EDWARDS, Trustee, and THERESA MARY EDWARDS, Trustee, under a
Certificate of Trust dated January 14, 2019, an abstract of which is recorded herewith
pursuant to M.G.L. 184 § 35
with QUITCLAIM COVENANTS,
Grantor, Grantee, and
Property Address: 91 Pine Cone Drive, West Yarmouth, MA 02673
The land located in Barnstable County, Commonwealth of Massachusetts, together with the
buildings thereon, described as follows:
LOT 6 (Block D) on Plan 11435-A, dated January 1926, drawn by G.F. Clements, Civil
Engineer, as modified and approved by the Court and filed in the Land Registration Office at
Boston, a copy of a portion of which is filed in Barnstable County Registry of Deeds in Land
Registration Book 8, Page 58, with Certificate of Title No. 1808.
There is appurtenant to said lot a right of way in common with all others now or hereafter
entitled thereto over the roads and ways as shown on said plan.
Said lot is subject to and has the benefit of all restrictions, stipulations, rights and easements as
set forth in Certificate of Title No. 9277, insofar as the same may now be in force and applicable,
and to the further restrictions set forth in Document No. 21710 Barnstable Registry District,
which latter restrictions shall remain in force and effect until May 10, 1958.
Said lot is subject to the provisions relative to betterments and taxes set forth in Document No.
54,986 from which this Certificate is issued.
Said conveyance is made subject to and together with all rights, easements, restrictions and
covenants of record insofar as the same remain in force and applicable.

The Grantor declares under the paints and penalties of perjury that no person is entitled to claim
the benefit of an existing estate of homestead in the premises and hereby releases and terminates
any and all estates of homestead in and to the property conveyed herein, whether created
automatically pursuant to Massachusetts law or declaration.
Being the same premises conveyed to the herein named grantor by deed dated October 29, 2018
recorded with the Barnstable County District of the Land Court Registry as Document No. 1357485
with Certificate of Title No. 217697.
No title examination was perfonned in the preparation of this deed.
