On behalf of my clients, Richard and Ellen Mello, I am submitting (8) full size (24”x 36” and 18”x24”) revised
plans for the above referenced project. Electronic copies of all documents will be emailed to the conservation
office. The following changes were made to the plans:
1) 1 Plan entitled “Proposed Site Plan, Showing Proposed Garage and Bulkhead” by J.M. O’Reilly &
Associates, Inc., dated 1/26/2023, Revision 1 dated 5/28/23 (1 sheet).
▪ The bulkhead height was lowered from 8’ to 4.6’ NAVD88 (3’ above MHW)
▪ (1) One 20” fiber roll was added to the top of the bulkhead
▪ A typical anchoring detail was added to the plan for the fiber rolls.
2) “Sketch Plan Showing Proposed Tree Removal”, by Shorefront Consulting, dated 1/24/2023; Revision 1
dated 6/5/23 (1 sheet).
▪ The access route was modified to wind through existing trees that are not proposed for removal.
▪ Areas of planting (Areas A through D) were added to the plan to denote mitigation planting areas,
and the total square footage for each area is noted on the plan. The total available area is 6,475 sq. ft.
▪ A planting list was added to denote the plant names, Sun/Shade tolerance, Height, Width, Pot Size,
Spacing, Coverage in sq. ft. per plant, and the area(s) they are intended to be planted. The mitigation
rate of 2:1 is also stated (120 plants minimum), and that the mitigation plantings are in addition to
any restorative plantings needed to restore the access route.
▪ A note was added to provide a 2’ wide gravel buffer strip at the top of the bank north of the stairs for
drainage.
▪ A note was added to allow for plant substitutions with conservation agent approval.
It is our hope that these revisions satisfy the remaining questions for this project, and that approval can be
obtained at the next hearing. Please schedule these revised plans and information for your June 15, 2023 public
hearing. If there are any questions or concerns regarding this filing, please contact me as soon as possible.
