Revision for Certificate of Appropriateness applicaiton tabled during 6/12/2023 OKH
committee meeting.
Dear Committee Members',
As the homeowner's, we have cared for and maintained the home to the best of our ability
since we purchased it. We wholeheartedly appreciate and love the architecture, charm and
responsibility of owning an antique home. We also appreciate the OKH commission to
preserve the heritage of Cape Cod.
We do however differ in opinion from that of the Commission in that we cannot continue with
our pursuit of maintaining the home with the current windows inplace.
We selected the Andersen Architecture Series as they are full custom and of the highest quality
window built to replicate the exterior appearance of the home while (equally important to us)
vastly increasing the home's thermal efficiency. We have made numerous large investments to
the home specifically to accomplish energy conservation and overall comfort for us during the
winters as well as hot humid summers. I feel our investments into a new roof, insulation, siding
and a high efficiency heat system is for naught, if we have windows that don't seal, some go
up but not down, some dont go up at all in fear of damaging them etc. We do not have
functional windows. We are well aware and conversant in antique window restoration and have
concluded we seek replacement.
However, after Mr. Wilkins, Mr. Ventrone, and Ms. Argo's home visit on June 14th, we agree
that it is in the best interest in terms of the historic preservation of Yarmouthport that the (3)
front windows facing 6A be fully preserved.
We are seeking a revision to the original application by replacing the remaining (17) 2 over 2 &
6 over 6 windows with the 2 over 2 Andersen Architecture Series windows noted above and
enclosed.
It is noteworthy that the windows on the sides of the house are obscured from 6A by tall privet
hedges, shrubs and mature trees on the east side and large mature trees and shrubery to the
west facing Summer Street. The windows as depicted in the attached pictures illustrate they
are difficult to see or fully obscured. We feel this is relevant and respectfully request this to be
considered. The (5) upstairs rear 6 over 6 windows are mid 20th century replacements and are
in poor shape as shown to Mr. Wilkins.
It is our opinion and standing that maintaining the (3) windows facing 6A and replacing the
remaining 2 over 2's and 6 over 6's with a high quality custom wooden (2 over 2) window will
not only maintain the exterior historical appearance, it would also be an unoticeable change as
viewed from 6A. We believe this to fully satisfy Section 7: Exclusions as quoted from the OKH
Regional Historic District Bulletin of 2022 - "Nothing in this act shall be construed to prevent
ordinary maintenance and such repairs as do not change any exterior architecture feature of any
building, structure within the district". We hereby respectfully request this application be
approved.
