ROAD ApplicaƟon 2023‐1 – 1272‐1276‐1282 Route 28: This is a resubmission of the gas staƟon, convenience store/coffee shop with drive thru, and 4 residenƟal units previously reviewed by the DRC. My comments are included in the July 14th Memo in the packet as well as the SPR Comment Sheet. 2. 601 Route 28, West Yarmouth: This project would expand the exisƟng convenience store at the Mobile StaƟon and eliminate the service bays. Planner thoughts for consideraƟon by the DRC: Landscaping: No new landscaping is proposed. I would recommend that they add at least 6 new buffer trees with two of them going into an upgraded center island landscaped area which currently has the flag and four small shrubs. It is also unfortunate that there is so much pavement and no proposed in‐lot trees or foundaƟon planƟngs around the new building. Dumpster Access: A walkway from the rear door to the dumpster area would be beneficial. Accessing with a garbage truck may be awkward and turning movements should be shown. Building: The front elevaƟon of the building looks nice with a variety of materials chosen. The front “porch” helps to provide some modulaƟon to an otherwise rectangular building. However, the there are also three blank walls. Although the east and south sides will be well hidden, the west elevaƟon facing South Sea Ave will be visible and some foundaƟon planƟngs here would help to soŌen this blank wall. Canopy: It looks like they are adding a “Mobile blue” stripe around the perimeter of the exisƟng flat canopy. Hard copies are available at the Comm Dev window and at the meeƟng.
