The Yarmouth Health Department conducted an inspection on July 24, 2023, in response to a complaint regarding mold in the kitchen drawers and bathroom sink area at the property located
at 105 Pawkannawkut Drive which you are the owner of record.
Findings: During our inspection, we discovered the presence of a black substance on the back of the sink in the bathroom and in the kitchen drawers. Additionally, mold or mildew was
observed behind the stove. This situation is concerning as it poses health risks and violates the regulations outlined in 410.500 - Owner's Responsibility to Maintain Building and Structural
Elements.
Violation: The property is currently in violation of the following sections of the regulation: (A) Every owner of a residence shall maintain all buildings and structural elements in
compliance with accepted standards so they are in good repair and in every way fit for the intended use, including: (1) Protected from wind, rain, and snow, and are watertight, free
from excess moisture or the appearance of mold, and pest resistant; and (2) Free from holes, cracks, loose plaster, or defects that render the area difficult to keep clean, create an
injury risk, or provide an entry or harborage for pests.
(B) In the event of leaks and flooding, the owner shall ensure all surfaces have been dried within 48 hours from the time they are notified or the end of the event, whichever is sooner.
Corrective Measures:
To address the mold and mildew issue and to bring the property into compliance with the regulations, we recommend considering the following corrective actions:
1. Mold Remediation: Hire a certified mold remediation specialist to inspect and remove the mold from the affected areas. Ensure that proper containment measures are followed during
the remediation process to prevent the spread of spores to other parts of the property.
2. Plumbing Inspection: Conduct a thorough inspection of the property's plumbing system to identify any leaks or water damage. Promptly repair any leaks or issues found during the inspection
to prevent future mold growth.
3. Improve Ventilation: Enhance the ventilation in both the kitchen and bathroom to reduce excess moisture and prevent mold growth. Install exhaust fans if necessary and ensure that
existing ventilation systems are functioning optimally.
4. Regular Maintenance Checks: Implement a schedule for regular maintenance checks to promptly address any potential issues related to water leaks, moisture buildup, or structural defects.
We kindly request that you take immediate action to address these concerns and provide us with a plan outlining the steps you will take to rectify the violations mentioned above. A follow-up
inspection will be scheduled in 30 days to ensure compliance.
