Proiect Summary
Additional review for a proposed simplified site plan. The proposed building in the rear has been removed, and the
existing small store footprint will remain. The front section for parking will be paved, while the rear section will be gravel
surface to allow for delivery trucks&emergency turning area, and snow storage.,Landscaping and drainage
improvements are also proposed.
Comments
Building: Proper buffers have been provided. It appears that In Lot trees are required per Zoning Bylaw 310.4.6. T
no lights shown on the plan. If any are planned a lighting plan will be required. here are
301.4.6 Parking lots for twenty(20) or more cars shall contain at least one (1)tree of 3"(three inch) caliper or larger per
eight(8) cars, to be located within the parking area in soil plots not less than 5'wide and allowing not less than forty(40)
square feet of unpaved soil area per tree in addition to the above requirements. Trees along the outside perimeter of the
parking area shall not be considered in-lot trees. In-lot trees shall be dispersed throughout the parking area.
It is understood that"no parking"signs will be placed to restrict parking, however it appears m _
additional parking spaces could be utilized. Option would be to add additional planting areas to minimize c earin09. T 12

cleared area does not fit neatly in the bylaw. It is my opinion that this appears to be parking whether that is the intent.

Planning: Please explain why so much gravel area is needed for truck turning/snow storage, especially as
removable fencing along the eastern property line for occasional deliveries. Confirm need for all this gravel as it is better
to retain more existing vegetation if possible. Location of drainage and septic would make it difficult to project.

• Provide emergency vehicle turning movements.
• Suggest using 1.5"top and 2.5" binder for pavement cross section for emergency vehicles.
Site Lighting:
• Provide photometric plan which verifies that light trespass at the property boundaries does not
exceed the applicable threshold quantified within Section 301.4.10.
Stormwater/Drainage:
• Provide 5' offset removal of unsuitable soils for leaching drainage structures as similar to leaching for
septic system.
• Provide a construction-period erosion, sedimentation, and pollution prevention plan delineating the
extents and locations of prescribed control measures on the site.
