Dear Matt,
I hope this message finds you well. I wanted to provide you with an update on the re-inspection of the properties at 300 Buck Island Road Unit 21B (which I have attached along with
the rental certificate) and 18 Johnson. Firstly, I want to express my gratitude for your prompt action in addressing most of the previously cited items. The efforts put into the painting
at 300 Buck Island Road Unit 21B are commendable, and the overall appearance looks fantastic.
However, there is an urgent matter that requires your immediate attention. It has come to my attention that the light fixture in the dining area is now coming out of the ceiling due
to the recent painting. Ensuring the safety of the occupants is our top priority, so please have this attended to as soon as possible. (I have attached a picture.)
While a majority of the issues have been resolved, there are still a few outstanding items that need your focus and action at 300 Buck Island Road Unit 21B:
1. Sink Repair/Replacement: Kindly address the issue with the sink promptly to ensure proper functionality.
2. Bathroom Tile Replacement: The area that was cleaned and painted in the bathroom now requires tile replacement to maintain the property's quality.
3. Deep Cleaning of Rugs: The rugs in the unit are nearing the end of their useful life and need a thorough deep cleaning.
4. Missing Electrical Outlet Cover plate in basement: Install the missing cover plate for the electrical outlet to meet safety standards.
I want to acknowledge the progress made, and as a result, I will be issuing your rental certificate since the major issues have been addressed. To give you ample time to address the
remaining items, I am granting an additional 30 days. However, I kindly request that you prioritize these tasks to ensure the property meets all safety and habitability standards.
Regarding 18 Johnson, I want to extend my appreciation for promptly fixing the door. However, there are still a few unresolved issues that need your attention:
1. Missing Light Bulbs in Kitchen: Replace the two missing light bulbs in the kitchen to ensure proper lighting.
2. Non-functional Exhaust Fan Light: Investigate and repair the non-functional exhaust fan light, which might be caused by a loose wire.
3. Recessed Lighting in Shower Area: Fix the recessed lighting in the shower area to maintain the property's quality.
I understand that Donna Jean Martell is handling the installation of the new stackable unit, and the plumber is coming on Monday to continue to address the issue with the ½ bath. Additionally,
Donna Jean has plans for cleaning once all the work is completed. I appreciate her cooperation, and we look forward to her addressing these remaining issues soon.
Overall, I want to commend your cooperation and dedication to bringing both properties into compliance, ensuring the safety and well-being of the occupants. If you have any questions
or concerns during this process, please do not hesitate to reach out to me.
Thank you once again for your efforts, and I trust that we can resolve these matters promptly.
Sincerely,
Debra Bruinooge
