HomeMy WebLinkAbout17 & 19 Hudson Road-inspection findings summary to owner Paul MaffeGood Morning Paul, Please see attached for the inspection reports for 17 & 19 Hudson Road completed on Thursday August 17,2023. Below is a summary of both. Both: There is a shared hall between apartments that has a non-working smoke detector and must be replaced immediately. I recommend a talking smoke/Co2 combo. The smoke detector at the bottom of the basement stairs needed the batteries changed which I did while there, so that is all set. Smoke/Co2 detectors should be tested 2x a year and should be changed every 10 years, there is a date on the bottom of every smoke/co2 detector. In both units the storm door was missing the pneumatic closure and didn’t close properly when manually closed For #17: Please read the overall comments and attached pictures. House was found to be relatively clean and organized. The kitchen floor is at the end of its useful life and must be replaced ASAP. It’s coming up everywhere in the kitchen and FAILS CMR 410.100. There is also significant yard clean up required although the tenant said you had already started that process. In addition, the bathroom requires caulking around the tub along the bottom, there is a missing bulb in the exhaust fan and the paint is peeling in the bathroom. For this unit I will issue your rental certificate with the understanding that a 2024 inspection will be required, and those items should be addressed by that time. I will send the rental certificate for 17 as a separate email. For #19: Please read overall comments and attached pictures. Getting out of my vehicle I fell in a very large hole at the front of the yard (apparently it was dug because of the storm we had?!), so it’s clearly a hazard and the walkway is a MAJOR tripping hazard. Due to safety concerns, those two items must be addressed before I can issue a rental certificate. I would also appreciate follow up on the stove that the tenant had taken apart to “clean” as the door to it was in pieces on her kitchen table. In addition, there is an enormous hole in the bathroom wall, the bathtub requires recaulking and exhaust fan requires cleaning. She also had an uncovered small barrel of bird seed which I recommended that she keep covered as that tends to encourage harborage from rats and pests. Please send me follow up by 9/15/2023. Pictures of the new shared hall smoke detector, filled hole, repaired walkway and intact stove would be acceptable. Once I receive confirmation they have been addressed, I will issue your rental certificate. After that date, I will be required to start the administrative process which may result in citations and fines.
