Dear Ms. Lamminen,
As requested, please find the following environmental quality information for this property:
Site characteristics:
This 3.39 acre parcel is a mix of upland forest and wooded swamp with elevations between 11 and 19 fe et.
Vegetation is a mix of forest species such as pitch pine, white oak and red maple, as well as shrub undergrowth
that includes sweet pepperbush, highbush blueberry, huckleberry, inkberry, green briar, and cranberry. No
invasive vegetation was noted at the site.
The surveyed plan indicates an upland area of 1.03 acres and a wetland area of 2.36 acres, however the GIS map
for the property indicates that the wetlands have not been fully delineated at the site, and the upland portion of
the property is likely larger (see Figure 1). The wetlands appear to have been delineated on the easterly extent
of the property only.
The property falls within the Follins Pond watershed, as mapped in the Water Resources Protection Study, 1988.
A small portion of the property at its southern end is within the Wellhead Protection Area (Zone II) (Figure 2).
The property is not within the aquifer protection overlay district. There is no mapped Natural Heritage
Endangered Species Program area on the property (Figure 2). The parcel is within the FEMA Area of Minimal
Flood Hazard (Figure 3).
Existing improvements at the site are limited to a trail that leads from the dirt road to the wetlands in the center
of the property. There are indications of minor encroachments from abutting properties, primarily consisting of
landscape debris.
The property abuts about 54 acres of existing town owned conservation land to its west (see Figure 4).
Acquisition of this property for conservation purposes would supplement the existing protected land in this area
and protect the property from further development within the Follins Pond watershed. The Mass Estuaries
Project (MEP) technical report indicates that Follins Pond is significantly impaired, and Dinahs Pond is
moderately to significantly impaired (based on ecological characteristics and water quality).

The file indicates an Order of Conditions was issued for the property in February 2005. The work approved
under the Order included a new single family dwelling and associated appurtenances. There is no record on file
indicating that the Order was recorded with the Barnstable Registry of Deeds. The Order of Conditions expired
in 2008 and no Certificate of Compliance has been issued for the project. Based in inspection of the property,
the work approved under the Order of Conditions never took place. The Certificate of Compliance should be
requested to gain compliance with the Order of Conditions. The file can be reviewed online by browsing to the
