SUBJECT: 6 Wellfleet Ave. – Demolition Request
At the May 11, 2023 meeting of the Yarmouth Historical Commission, the Commission considered a
Notice of Intent to Demolish a Historic Building request for 6 Wellfleet Ave. The structure consists of
the original structure that replaced a tent at the Yarmouth Campground and additions to that house that
were added over the years. The owner, architect, and project manager attended the meeting and requested
approval to demolish the entire building and construct a new house on the property.
Since the house is located in the Yarmouth Campground Historic District, the Commission decided to
conduct a site visit to determine the historic significance of the structure. Sarah Korjeff of the Cape Cod
Commission attended the site visit on June 12 to help ascertain if any section of the structure is
historically significant. It was determined that the front room, the original structure that replaced the tent,
is historically significant (and on the National Register of Historic Places). Ms. Korjeff and the Historical
Commission agreed that if the front room of the structure is saved and incorporated into the front façade
of the new house, the Commission would approve the demolition request for the remainder of the
structure.
At the August 10 Historical Commission meeting, new plans were presented which incorporate the
historic section into the front façade of the new house. The Commission approved unanimously the
demolition of the remainder of the current building, pending receipt of stamped plans from the architect.
The stamped plans were received August 25, 2023.
Therefore, the Historic Commission has decided not to impose a demo delay and approve the demolition
of all of the structure at 6 Wellfleet Ave. except the historic front room. The front room will be removed
from the current structure and set aside until a foundation is built then placed on the new foundation as
part of the front façade of the new house.
