The 10,800 s.f. property is improved with an existing single-family dwelling. It is surrounded by residences and is located within Land Subject to Coastal Storm Flowage. No other resource areas are within 100' of the property. An Enforcement Order was issued to the owner for unpermitted work within Land Subject to Coastal Storm Flowage. The project was mostly completed prior to the stop work order aside from some additional sections of retaining walls, a proposed shed, and some plantings. An existing conditions site plan and a site plan showing the remaining proposed work is included as part of this NOI filing package. Exposed soils will be loamed and seeded within 30 days of completion of the work and final grading work as weather permits. No work will take place within Priority/Estimated Habitat of endangered species. Land Subject to Coastal Storm Flowage The property is within Flood Zone EI. 11, and Flood Zone X (500 year). Most of the work will take place wMin Flood Zone AE El, 11. The initial reason for the landscaping changes was to help mitigate flooding issues on the property. Along with the landscape features, two area drains, and sections of gravel were installed to help infiltrate stormwater runoff and direct it away from a walkout basement doorway. Our client maintains that no flooding of the property has occurred since. Compliance with the MA Wetlands Protection Act and Yarmouth Bylaw: The proposed construction activities will not have a deleterious effect upon any wetland values as listed in the Bylaw. The completed work has had a positive improvement on stormwater runoff. Construction Protocol All machinery will access the areas of proposed construction through the existing roadway. The contractor shall provide a silt fence, backed by coir logs as needed. The retaining walls will be constructed, and final grading and landscaping will be installed. -1- N N N en N.
