HomeMy WebLinkAbout5053 - 21 Lewis Bay Rd - Letter of Opposition 45053 — 21 Lewis Bay Road From: Patrick and Carol Walsh Sent: Tuesday, September 19, 2023 9:09 PM To: dfallon@yarmouth.ma.us RECEIVED ESEP 2 0 2023 YARMOUTH BOARD OF ARPEAL_ , On September 4th Mr. Marino canvassed the neighborhood asking for signatures to support his variance request. We feel that most people that signed did not understand the variants nor the plans, but that is for them to address to you. Patrick Walsh was on of the signees, I was not. Since seeing the full plan with setbacks, and lot coverage, we are now writing to the Board to express our wish for the board to NOT grant the the variance requests for the raze and replacement of the Marino property at 21 Lewis Bay Road. We are not opposed to the building of a new home but believe it should not overwhelm the neighborhood. We see no hardship for Marino's in scaling back the property size. As the plan reads now he is looking at doubling the amount of coverage. Our home at 15 Lewis Bay was the first raze and replacement in Yarmouth with the new by-law in 2003/2004. We went from a 2ft side set back to lift on both sides and were asked to locate our bulk head in the back of the property as is would cut into the 11 ft. We also were told we could NOT add to the house at all. It is written in to the current deed. We were happy to comply with what was asked. What is being proposed for 21 Lewis Bay, on the exact same size lot, seems to be extreme, and should at least follow along with what others have had to comply with. On the left boundary of 21 Lewis Bay, there will be only 7 feet and a set of stairs that will take part of the 7ft. The height, size and lot coverage for the neighborhood is obtrusive to the other properties and privacy will be a real issue for those beside and behind the property. We would hope that board members will be taking a drive through the area to get a feel for the neighborhood and the small capes that abut this property, before the Sept. 28 hearing. As stated, no one is opposed to the new home, but scale, size and privacy should be a real concern. The two homes that have razed and replaced have taken care to consider our neighbors, and the town held us to that. Thank You for considering Carol and Patrick Walsh 15 Lewis Bay Road West Yarmouth, MA
