The property located at 45 Captain Besse Road in South Yarmouth was sold on or about
December 13,2021. The following paragraph described the property in the complete listing

Spacious rooms are abundant in this sunny and bright 3 bedroom,2 bath,raised ranch located in
the heart of Captain's Village.The first floor offers over 1,300 square feet of living space with
another 700 plus available in the semi finished basement level including 3 additional rooms
perfect for a family room,home office and music or game room plus a laundry area with sink
and cabinets.This home boasts 2 fireplaces with Norwegian stoves,gleaming hardwood floors,a
3 season porch off the eat-in kitchen with granite counter tops and breakfast bar,a newer roof,
and windows plus a private,fenced in backyard.A bonus is the oversized driveway with room

Subsequent to the sale but prior to the new owners moving in a substantial quantity of building
materials were delivered and internal and external renovations were made to include replacing
the garage door with a wall containing two(2)additional front entry doors.I am not aware of the
extent of internal renovations;however I learned from the building inspector's office that a
building permit was not issued.
The current situation is that there are approximately ten vehicles,not including a motorcycle,
parked on the property including on the front lawn.Most of the vehicles are not present during
the day which is a clear indication that the house now appears to serve as a"rooming house". It
is highly probable that the three (3)additional rooms in the basement and,perhaps the garage,
have been converted into sleeping quarters.If so,that would severely strain the septic system.
