The plans called for a 3 '/z" concrete filled steel column supporting the beam in the a garage between the overhead doors, I approved solid wood studs for support, which will work fine in vertical loading. v, 2. The as built(4)24"x l 1" lvl beam in the main living area are more than sufficient to QJ 06 support the Ioad above. The original engineering was (3)20"x 1 3/4" Ivl's, and we did +.4 'r> calculation for steel for the homeowner. But what is their works. • 3. The rear wall of the family room wes not balloon framed. But Simpson straps min. 18" at all studs will work and provide adequate lateral resistance.5. I do recommend that a continuous transfer of load would be required to carry the beams above in the dining room separating the mud area on the first floor. That load will carry a roof load as well as second floor loading. I recommend min 4"x6" solid blocking to shoe below. If you have any further questions, please feel free to contact my office.
