Sprinkler Design Methodology
The building will be provided with an automatic sprinkler system. The building is designed
as per NFPA 13. A dedicated fire service including a vertical double check valve assembly
and wet pipe alarm check valve to serve the building. The building shall be provided with a
fire department connection.
The building shall be protected by quick response pendent, upright or sidewall sprinkler
heads. New sprinklers heads and branch piping will be supplied from the new fire service
valves. The new heads will be designed in configuration with the new architectural ceiling
plans.
All common areas shall be protected with a wet sprinkler system employing concealed
heads designed to deliver a minimum density of 0.10 GPM/sf. over the most hydraulically
remote 1,500 sq. ft. The mechanical room, and storage areas shall be protected with a wet
sprinkler system designed to deliver a minimum density of 0.15 GPM/sf. over the most
hydraulically remote 1,500 sq. ft.
The sprinkler systems shall be designed in accordance with NFPA #13.
Final acceptance for the sprinkler system will consist of the following:
The sprinkler system is to be pressure tested to 200 psi and all inspector's test valves are to
be operated to ensure all monitor switches and activation alarms operate properly. All
tests are to be done in accordance with all applicable NFPA requirements.
This contractor shall be responsible to develop complete hydraulic calculations for the Fire
Protection Systems as shown on the engineer's drawings. This contractor shall perform his
own flow test at building and base his calculations on the flow test results. Flow test results
and hydraulic calculations are to be submitted to the Fire Department for review and
comments.

Fire Alarm System Methodology
An addressable manual and automatic fire alarm system will be provided.
The fire alarm control panel is located in the building vestibule.
Two dedicated telephone lines will be provided to the fire alarm control panel telephone
dialer as well as a cellular dialer.
Key box to be provided at the exterior of the building.
Fire Alarm beacon lighting will be provided on the exterior of the building.
Manual pull stations will be located within five feet (5'-0") of each egress door.
Smoke detectors will be provided in the common corridors, top and bottom of the
stairways, as well as the main electric room.
Remote indicators will be provided outside locked doors with detectors, such as in Electric
and Technology rooms.
Strobes and horn/strobes will be provided in the common areas such as lobbies, corridors,
storage shelving area and garage.
Strobes will be provided in toilet rooms, locker rooms and conference rooms.
A connection will be provided to flow and tamper switches.
The sequence of operation of the fire alarm systems will be as follows:
1) The activation of any manual fire alarm pull station or the automatic actuation of
any detector, or any other alarm initiating device shall result in the following:
(a) The device in alarm will display on the fire alarm control panels.
(b) The evacuation horns will automatically sound a temporal code, and the
strobes will flash.
(c) Mechanical equipment provided with duct smoke detectors will shut down.
(d) In the event of a commercial power failure, the fire alarm control panels
shall immediately and automatically transfer to a stand-by battery source,
capable of supervising the system for 60 hours.
(e) A signal will be sent to the local fire department via the the central
monitoring station.
Final system acceptance for the fire alarm system will consist of the following:

1) The system will be accepted only after a satisfactory test of the entire system has
been accomplished by a factory-trained distributor in the presence of a
representative of the Authority Having Jurisdiction and the Owner's representative.
Upon completion of a successful test, the Electrical Contractor shall so certify in
writing to the Owner.
2) The distributor shall provide the on-site service of an authorized, factory-trained
technical representative to supervise all connections and fully test all devices and
components of the system during installation phase.
3) The distributor shall provide comprehensive training on the operation, proper use
and testing of the installed fire alarm system to the building Owner's
representative.
4) The Electrical Contractor shall warranty the complete fire alarm system, wiring
and equipment to be free from inherent mechanical and electrical defects for a
period of one(1)year from the date of the completed and certified test or from the
date of the first beneficial use.
